When we met with Walter he provided ideas on how to tweak how we marketed the apt, listing us on an MLS that specifically targets Buyers living in the Bronx area and putting in a lock box which allowed other agents to show the apt without mine being present (which really upped the number of showings). He even linked me to an app that notified me whenever an appointment to view the apt was made (which was always exciting!) From day one, Walter was invested in getting this apt sold for us. She said I should talk to a Realtor named Walter who sold her condo in Parkchester a long time ago. I met with Walter and he seemed professional and could get the job done. But I decided to meet with one more agent before making my final decision. I also went online to check Walters reviews, in which they were all great. After talking with both of them, I just felt more comfortable hiring Walter, he hired a professional photographer, shot a video, and we received a bunch of showings right away. My HDFC Coop had many issues that needed to be resolved before we could sell it. Primarily, getting a mortgage was not going to be easy because my coop did not have all the needed paperwork to go through a regular bank. Walter was staying in touch with my mother for a long time, and when we were ready to sell I knew that he would be the first real estate agent to speak to. Walter explained the value of our coop and told us how the process would work. A few weeks into the sale we received a good offer and Walter made sure to do the background check on the buyer because he knew that they would have to go through a board approval process. He told us the buyer would be able to put together a very good application and most likely get approved, which is exactly what happened! Walter was very nice and explained everything that would need to happen in order for me to sell my house. I was concerned that because my property was not in the best condition it would be harder to sell. Walter assured me that if we priced the home correctly we would find the right buyer. I was also concerned about having to find a buyer that would buy the home with several tenants. ZillowVERIFIED I was referred to Damaris by my cousin who worked with her before. I was in a difficult situation because the condo I was trying to sell coudn't get financing. I had tried working with a different agent and my sale fell apart because my condo doesn't qualify for a mortgage. Anyway, I spoke to Damaris who said that her brother Walter would be able to help me out. I had a really difficult time selling my condo because my building does not qualify for financing. We had to find an all cash buyer. I worked with Walter for a long time and eventually we found a buyer that was able to get me a good price. Of course I wanted more for condo, but being that we could only sell it to a cash buyer we had to price to lower than what I wanted. When I was ready to sell my apartment I was concerned that it was one of the few on the ground level without a balcony and was smaller than the others. However with Walter's market expertise, we were able to price it correctly and receive multiple offers and sell the apartment without any issues. ZillowVERIFIED We still came out on top! Woohoo! aEUR" The circumstances surrounding my home's sale were pretty unique. Although my situation wouldn't be the case with everyone; this story is just proof of Walter's and his team's professionalism, perseverance, experience, and wonderful attitude...My uncle had retired early due to health reasons and moved back to his home country. Before he moved, he gave me Power of Attorney and left me in charge of the sale of his property. We had anticipated aEUR" although we were doing a 'Short Sale' aEUR" that the closing would take place within 90 days as we already had a buyer. Man, were we wrong. Personal Note: Banks can be evil. But I digressaEUR| As it was, the Banks involved threw a wrench in our program. Not only did they reject the buyer's offers aEUR" which were all within the home's valuation aEUR" but they repeatedly demanded the same paperwork over and over again. Paperwork, mind you, that Walter had submitted multiple times again and again aEUR" even though we knew we had just submitted them weeks earlier. To make matters worse, the Banks dragged the process on for more than a year!I had come to think the banks were purposely trying to sabotage the sale. By the way, did I mention Banks can be evil? Anyway, this is where Walter's experience and professionalism really shined. My uncle and I had become greatly discouragedaEUR| thinking the sale would never happen; but Walter reassured us that all would turn out fine.But having Walter's negotiating skills on our side proved to be our greatest asset when a series of mishaps happened to the house. One of them was that it flooded when a pipe burst because of the cold. When I saw the damage, I was convinced there was no way the buyer would close on the sale. Again, Walter rose to the occasion and wouldn't let the sale fall through by continuing to persistently negotiate on our behalf.In the end, this story indeed has a happy ending. The banks acquiesced, the deal finally closed; and everyone was happy. My uncle, most of all, was very relieved. There were many times the whole thing could have gone straight to heck aEUR" but it didn't aEUR" thanks to Walter. ZillowVERIFIED I contacted her by email with a cursory question, and she would only address it on the phone. Since I wanted to know more about the property before a phone conversation, I asked her to send me a standard information package with specs. What I got instead were daily voicemails from her, asking to talk on the phone, and still not addressing the actual question. Then a few emails also unrelated to the question. Do not contact her unless you're ready to get spammed on a daily basis.
