We had two rental houses we wanted to sell and had a lot of questions about requirements around tenant notices and COVID. Tonya was able to help us navigate these requirements. She is very knowledgeable and when she didn't know the answer, she was honest and recommended a lawyer who could help. She was respectful regarding scheduling showings around the tenants' schedules and she was super careful regarding COVID. She limited the number of people in the house at a time and did not allow prospective buyers to touch anything in the house. The tenants left doors open and lights on. She is a great communicator and an all around wonderful person to work with. She kept us informed every step of the journey and I feel went above and well beyond what a realtor usually does. I first met with Tonya quite a while before I was ready to buy and was still learning about the home buying process. In contrast to another realtor, who I had met with before, she didn't pressure me into moving forward before I was ready. She instead gave me a realistic understanding of where I needed to be financially.Once I was ready to buy I felt like Tonya was always there looking out for my best interests. This included finding me a new lender who provided me a lower rate than offered by the lender I was originally working with. She negotiated with the seller to give me additional time to review the somewhat complicated HOA documents, which gave me a lot of comfort that I wasn't putting myself at any unnecessary financial risk.We closed on time and I'm now typing this from my beautiful new place. She broke down the steps I needed to take to prepare myself for the sale of my house including the financial paperwork I needed to have in order. She was helpful in guiding me through the process of getting the house ready for sale. She then held two open houses and was in constant contact with the realtors that were showing the house. The house was sold because she contacted a realtor that had shown the house earlier and told him that we had changed the price. I was very impressed that she went after the realtors who had already show the house, instead of just changing the price and moving on. We had an offer that night. After and offer was accepted Tonya was very helpful in negotiating with the buyer after inspections. When I gave my response to the buyers request for repairs Tonya made sure it was accepted as offered. The last phase of the sale was navigating through all of the paper work needed for closing. Again Tonya was very helpful in keeping in contact with me and guiding me through the process. She kept in contact with the title company, and sat beside me at the title company at closing to make sure everything went well. I would highly recommend her. I could not have asked for a more stress free first sale of a home.
