Both units were tenant-occupied, so it required a very specific type of buyer willing to purchase a fixer with renters already in place. I asked Tom to represent me because of his deep experience in the SunlandaEUR"Tujunga area. My hope was that if the standard MLS listing didnt attract the right buyer, his network might. Tom priced the property correctly from the start and we got offers, however the Buyers were not a good fit. Ultimately he got me exactly what I was hoping for. When the MLS listing didnt attract the right buyer, he connected me with a qualified buyer he had worked with before, and the transaction came together from there. We also ran into a few challenges along the way, including tenant issues and a fire department lien. Tom walked me through each step with confidence and professionalism and kept the process moving forward. Ive been a mortgage lender for 25 years and have worked with hundreds of Realtors. I requested through the family member that when the house was ready to be sold, I would contact Tom. When the house was ready to be sold, I contacted Tom, and we met for me to see if I was going to hire him as the Realtor. He was very personable and easy to talk to. I had many questions about the process, since this was the first property I have ever sold. He answered the many questions I had without hesitation. He came prepared with a calming and professional demeanor and came across like your long-time neighbor and friend. From there on out, he was always available to provide me with the information that I needed. We had weekly updates on Fridays, but also during the week as needed. He was very knowlegable about the area and prices of homes for sale in the surrounding areas. Every decision that was made or concerns I had, big or small, mattered to Tom. ZillowVERIFIED We had received a flyer from Tom showcasing the sale of a property in the area and reached out to him to discuss representing our property. After meeting with him on the phone and answering our questions about how he would prepare and market the property we decided to move forward. From day one he was great to work with, outlining all of the steps, keeping us informed about timing for each step to get listed on MLS, showing us the photos, videos, and flyer for our input and approval. He did one open house with good attendance and we were able to close escrow quickly with an above asking price offer. Tom, and his team, took care of everything with paperwork, escrow, signings and other items, keeping us informed on a regular basis as each step was completed or what we needed to do next. One of the offers turned out to be from a relative of Tom's, which he immediately informed us of, and we discussed it in detail as we had some concerns that it might be a conflict of interest and we wanted to make sure that our interests were looked out for. Following this discussion, we decided that it would not be a conflict of interest and he ended up representing both the buyer and seller. This was a very professional, detailed, quick, positive, process from start to finish and I would highly recommend Tom and his team from the experience we had.

We did a contingent sale because we needed to use the proceeds from the sale of our property to pay the down payment for a new house. Tom made this happen quickly, smoothly and flawlessly. The 2 escrows closed ONE DAY apart, and as if this wasnt shocking enough, he was able to get the funds released very quickly and we did not have to pay additional mortgage on either property. Our open house weekend and our move to our new home took place in less than 2 months. We were also able to avoid mortgage insurance with only 10% down because of the lender Tom referred us to, and were able to obtain a credit from the seller because of Toms diligence, negotiation skills and drive to do what is best for his clients. Tom took the seemingly impossible, conquered it with grace and made it look easy. There is so much he did behind the scenes (only some of which I know) to make this happen. He is an amazing professional and an extremely good human being and we will forever be grateful for him.

ZillowVERIFIED This rating is almost a year late but that's how important it was for me to still do it and to make sure people know what a great job Tom did for us. In Feb of 2021 we decided to sell our LA home and move to Arizona where both of our older kids would be attending college. The tricky thing was that we needed to sell the home right when our son was graduating high school and move the same weekend. We also were at the peak of the housing market and interest rates being low. I called Tom because I did extensive research on what realtor knew my area the best and who could bring qualified buyers to our house. Tom's communication was top notch, he always returned texts on time, even usually calling to communicate everything. We came up with pricing that we felt we could get without pushing buyers away but also getting the most the market would bear. We ended up selling our house exactly how we wanted, for the price we wanted, were able to stay in it until our son graduated high school and then move the following day. It all could not have worked out any better and I believe that was because we had Tom as our realtor. He also represented the buyer, who was also a real estate agent, and the transaction was seamless. He is truly knowledgeable about the market and has so many connections who go above and beyond for him. I can't tell the same about too many agents because we had to switch 2 others till we started working with Tom. He always does his due diligence about a property and steps in to give his fair advice. For instance, there was a property that we saw and liked the cuteness of it but it didn't have a 2nd bathroom so it wasn't practical for us. Make sure whoever you work with has that drive and passion about their job, this is what is going to make your lives easier. We couldn't have done this without his help and the awesome team that he works with including the lending company and seller's agents. The icing on the cake is his negotiation skills: there was a specific item in the house that we liked and he convinced the seller to leave it for us. I mean where else do you see that?!
