ZillowVERIFIEDA few words to describe the Todd and Selina Delahanty duo: communicative, quality, professional, timely, thorough, thoughtful. These two cannot be matched. We had the pleasure of working with them to both buy and sell our first home. They define going above and beyond by giving you details and answering questions you would have never thought of when buying or selling a home. They leverage analytics to both set expectations and guide the transaction, and its rare that an estimate is off. We recently bought our second home and got a good comparison between this duo and another realtor (because unfortunately we moved to a different state), and there is no comparison as I felt much more comfortable with my purchase with Todd and Selina. Now to selling our first home. They accommodated us since we had a newborn by taking the time to visit us on multiple occasions to discuss details and visually inspect our home to offer recommendations to optimize our net profit. And that they did! They offered contractor recommendations and coordinated all the work for us, staged the house beautifully, but oddly, that wasnt even the best part. The contract negotiations and communication were unbelievable. We had some challenging buyers to deal with and incredibly long story short, they got us more money for our house than we ever thought we could and theres a reason why you need quality realtors on your side and it more than pays off. Overall I cannot say enough good things about Todd and Selina. I was sad we couldnt use them to buy our new home, but if I can ever offer their services to someone, I do!

ZillowVERIFIED Carolyn and I first met Todd and his real estate partner Selena who is also his wife when we were searching for a rental home in McLean in 2015. They showed us a number of properties before we settled on one. They walked us through things to look for both in the home and the rental agreement that was really important for us to understand. In 2018 we reached out to Todd and Salena to search for a home in Ashburn. At that time all the homes that we liked were also liked by many others. They advised that if we found the house we liked we would have to act quickly. After they knew exactly what we were seeking a property came on the market and within 3-4 hours we were in the home, we agreed it was a great home but near the top of our price point. Todd expected that the home would have multiple offers. He shrewdly advised that we include a pricing escalation clause but on top of that suggested we write a letter to the seller indicating how much we adored their home. That strategy work and we got the home. Todd and Selena know the market and how to compete to get you the home you want. Then in early 2023 Carolyn and I made the difficult decision to sell what we thought was our forever home and journey back to Missouri to be closer to family. Todd and Selena worked with us to make strategic upgrades to the home with some work done by us and others done by contractors that they put us in contact with. They called the end goal of "aspirational living" where the future buyers could easily see themselves living in the home. Once that work was completed Selena spent 2 days staging the home. Todd laid out the pricing approach all based on his market knowledge plus he methodically laid out a plan to market the home prior to the listing going active. Over the two days we had over 38 families visit the home and we received an offer far above asking price. ZillowVERIFIED Todd and his wife Selina (they work together as a team) were phenomenal agents. They helped my wife and I find a home that met our very exacting requirements in an extremely challenging market this year. Todd is very knowledgeable about the local market and brings research & numbers to back up his assessments of pricing, including how competitive certain properties are likely to be. He told us upfront that he is not in the least inconvenienced by scheduling and going to showings with his clients and in fact enjoys it. Given the market and our tough-to-find wish-list, we saw between ~30 - 40 properties with them. They were extremely accommodating with their time, working around my and my wife's busy work schedules. They even picked my wife up once to go to a showing and afterwards dropped her off at the airport for a flight. Beyond the Delahanty's knowledge, however, they really wanted to ensure we ended up in the right home. On more than one occasion, they talked us out of pursuing properties that had some appealing bells and whistles but that also had major drawbacks, in some cases just beneath the surface. I really appreciated that and it was very clear that they had our best interests in mind. They have even continued to help us with maintenance and remodeling questions after our recent purchase. We were first-time homebuyers and they laid out every detail, every relevant term, and walked us through the entire process with so much patience ensuring we were all on the same page. They were always very responsive and knowledgeable on so many fronts to the point where we felt like experienced homebuyers by the time we closed on our house. Anytime we wanted to see a property, one of them were available and arrived early. When it came to negotiating on the house we really wanted, Todd was so great at walking us through every step of the process, explained everything clearly, and made sure we understood what was happening. They nailed everything on their end and I won't go into full detail since I've already written enough, but just note that Todd and Selina know exactly what they're doing, are incredibly organized, and I would not have wanted anyone else to represent us when buying another property. There are many other positive things I'm leaving out because otherwise this review would be 10x longer. Long story short, you're making a mistake if you aren't working with Todd and Selina.

Todd was able to offer sound advice regarding the build quality of the home and it's components. As a team, they were able to make recommendations on renovations that would make each home our own. By relying on their input, we were able to avoid wasting considerable time looking at houses that would not have been a good fit for us.Every time we thought we might want to put in an offer on a house, Todd spent considerable time crunching numbers to make sure we were in the most competitive position possible without overbidding. He then took the time to explain his approach, making sure we understood exactly how he arrived at his recommended offer price. As a direct result of this thorough review, we were able to purchase our house for $10,000 less than the asking price! It is very uncommon to pay less than asking pricing in this market, so we were ecstatic when our offer was accepted!While most Realtors are done working after you close on your home, Todd and Selina stayed in contact well after the fact to make sure the moving process went smoothly. But in this case, when it comes to a real estate team, and the service that we received from Todd and Selina, we honestly could not have asked for better. I knew it would be easy to find a realtor but I was worried about finding the RIGHT realtor for us. We are first time home buyers and we admittedly were intimidated by the process. My job provided me with the perfect opportunity to find the right realtors. I work as a photographer for several magazines and one of those magazines hired me to do profile photographs for the aEURoeBest of ArlingtonaEUR?, specifically the top realtors. What a gift! I was able to meet and chat with the best of the best and they had no idea that I was secretly interviewing them in my head. Why did I pick Todd and Selina out of everyone I met? Because the moment they started telling me why they work as realtors I knew I have found a team that cared about their clients. Both were enthusiastic and clearly very knowledgable. They told me a story about the difficulty their daughter had undergone buying a home in Texas and how it made them determined to help provide guidance and a clear path for their clients. What amazed me is that through the entire process their level of service never waivered. Logically I know that they had other clients and other demands on their time but I never once felt that I wasnt the priority. That, to me, is customer service that everyone should experience when making such a huge purchase and decision in their life. When we found the house we knew we really wanted they had an offer to the owner within a few hours that included some suggestions that they felt would make us stand out and give us the best chance. We were smart enough to listen to their suggestions and later that night we found out that our offer had been accepted over another also strong offer. We have gotten to know the owners from whom we have bought our house and they have told us that it was the two suggestions that Todd and Selina gave us, that we included in our offer, that won us the house.They are absolutely AMAZING. Not only are they phenomenal at their job they are truly good people that we enjoyed spending time with. I cannot offer a strong enough recommendation to contact them if you are looking to buy or sell.

ZillowVERIFIED If you are thinking about or are ready to buy a home in Virginia then do yourself a favor, call Todd and Selina today! I really cannot recommend them highly enough. I was overseas in a war zone when I found a property in Shirlington I knew I had to have, and by very good luck I was matched with Todd and Selina on Zillow. From day one they were consummate professionals, knowledgeable, flexible, and so patient. I saw the property I wanted online on a Thursday and the next day my parents drove up from NC to see the place ahead of an open house scheduled for that Sunday, and Todd and Selina were able to schedule a showing at the property and also took my parents to a few others in the neighborhood to get some perspective (then took them out to lunch afterwards to boot!) I decided to make an offer and Todd and Selina guided me through mortgage pre-approval and the writing of a very competitive offer, giving helpful suggestions on what to do and not to do throughout the process. The offer was ultimately accepted, which we found out later was due to the cleanness of the offer Todd wrote and the additions he suggested I include. I was able to see the condo the week after the offer was accepted, but I was overseas for almost all of the closing period. Todd and Selina were so understanding of the time difference and the alternate forms of communication I had to use. They walked me through every stage of the process and were able to give advice on improvements I wanted to do on the property. As other reviewers have said, they respond to any correspondence within minutes and go above and beyond to make you feel comfortable with whatever paperwork or decision you are facing. Closing was a breeze, despite my absence, and Selina facilitated the handover with my parent proxies (as well as patiently holding the phone with me on facetime and taking endless pictures!) Though technically their obligation to me ended then, Todd and Selina volunteered to facilitate some contract work I wanted to have done on my condo between closing and when I returned from overseas, which was such a huge help. They provided recommendations, facilitated entry for contractors, helped to troubleshoot when my ideas posed logistical problems, and also made sure the place was cleaned when I arrived home. Selina even had a homemade lasagna waiting for me in my freezer!Again, do yourself a HUGE favor, especially if you are a first time homebuyer, and get Todd and Selina on your side. They will be your tireless advocates and do all of it with a smile. I know I wasn't, but I honestly felt like I was their only client the whole time, that was the level of attention and dedication they gave me.

However, as these things go, there were still many aspects of the process for which we were not completely prepared. Enter Todd and Selina. Selina is also extremely valuable in this function, but also provided an interior decorating mindset to our viewing of properties. She was able to help us walk into the house of a seller and see a vision for our home.Unlike many agents in this area, Todd and Selina do far far more than simply unlock doors and forward MRIS listings. In fact, Todd and Selina are probably the most responsive agents in the DMV region. We always felt like the only clients, never waited longer than 10 minutes for a return call, and were quite confident that we would be prepared and timely when we chose to make an offer. I don't ever write online reviews, so the fact that I am should hold a lot of weight. My fiance and I were first time home buyers going through the process and going into the market for the very fist time. Todd and Selina came recommended to us, and it was immediately evident why after our very first meeting. We sat down to dinner and they went over every aspect of the process and what to expect throughout. They were immensely patient with our many many questions and extremely understanding of our wants and needs (which were relatively specific and hard to find in the Arlington market at our price point). They worked with us day in and day out to find potential homes and would set up showings on our schedule (not theirs) without hesitation. Once in a home, they were able to discuss what we might be able to do to improve the property and what concerns they had with each, if any. There was also ample discussion about how much room they thought we had to negotiate on each property. Once we found a home to place an offer on, they helped us structure a very competitive offer using aspects of the contract other than raising our financial offer. In the end we were successful, I believe due to their guidance. They were there every step of the way answering emails, call, texts in a very expedited manner. I don't think I waited longer than an hour for a response at any point during the process. Todd and Selina were helpful beyond the typical Real Estate Agent responsibilities, they made sure we understood everything we were signing, where we were in the process at any given moment, and even further helped with getting quotes for contractors to replace some flooring / items in the property along the way. And when I say helped, he scheduled the quote appointments, attended the appointments in my place since I was traveling for work, garnered the quotes, and passed them along to us with commentary. Superb service every step of the way. I cannot stress enough how perfect our experience with Todd and Selina was. You will not feel that you made a bad decision if you select Todd and Selina as your agents for either selling or buying a house. I can promise that.
