ZillowVERIFIEDI had a very frustrating experience renting through Sandra Bolt / McKenzie Properties. After moving out, my security deposit was not returned. It has now been over 6 months, and despite multiple attempts to resolve the issueaEUR"including providing a formal attorney letter at her requestaEUR"no funds have been returned. There were also issues with the move-out charges listed, including an attempt to charge for flooring that was discolored from sun exposure. These charges were later removed after I disputed them, but no refund was ever issued. In addition, I overpaid nearly a full month of rent due to an automatic payment I was unable to cancel in time, and that amount has not been returned either. I was also told I was still under lease, even though my tenancy had converted to month-to-month. During the re-rental process, I gave more than adequate notice and even assisted by conducting showings and paying out of pocket to help market the property. However, Sandy used photos of a different unit with a different exterior appearance, which caused confusion for prospective tenantsaEUR"some even went to the neighboring property instead. Despite tenant feedback that the unit was overpriced for its condition (including worn carpeting and dated appliances), no adjustments or improvements were made and she waited an entire month after I gave notice to list the place. She falsely claimed I was under a lease and then failed to mitigate damages. I also incurred additional costs obtaining an attorney letter at Sandy's request, yet this still did not result in any resolution. Overall, this experience involved significant time, expense, and stress trying to resolve issues that should have been handled properly from the beginning, especially by a licensed real estate professional. I would strongly encourage others to document everything carefully and understand their rights as tenants.

We were looking in hot areas such as Wallingford, Ravenna, Montlake, etc. She has great knowledge on old homes, caveats, and has an eye for what can be renovated away vs not. I would say she has even deeper expertise in the greater suburbs of the east side, but that wasnt an issue for helping us, and there wasnt much negotiation room in such a sellers market. She always worked with the sellers early on make us stand out when there are always 3+ offers on the homes we were interested. Also, in a market with quick turnarounds, she impressed us with how quickly she helped us align inspectors and even architects for us to get a good idea of old houses conditions pre-offer, and working into the wee hours to align our offers. This really helped in our process because we had an informed price range in mind when we made our offer. Most of all, I would say Sandy is just a good person, and we felt that she had our back through out the process.

She was on top of the game from the very beginning. Her very first email response to me was a full page long, with suggestions of the strategy we should use. Her predicted price value was also a lot higher (which aligned with my expectation) than the other realtors. She also came through on all timeline she promised. Start painting on Monday and completed by Thursday, staging on Friday, Open House on Sat and Sun with review of offers on Tuesday. All on schedule. She also managed to negotiate over $40k over listing price on my behalf.I have to add that since I live in Spain, she offered to do everything that is usually the tasks of the seller including but not limited to picking up extra keys from the locksmith, making appointments with my tenant and the home inspector, cleaners, chimney inspector, painters, etc. She also possess an extra ordinary communication skill. Eg, she managed to convince my tenant to have the entire condo painted and to have the Open House while he was still occupying it. And to give her permission to access the condo for inspections and cleaning. She's also very fair and kind to my tenant,which was very important to me.I'm so glad I stumbled onto Sandy on Zillow. She has made the process of selling my home a breeze. I hardly need to lift a finger. I only need to fly back to clear out my personal belongings in the garage and sign the closing documents. She was available at all hours of the day and night, and would let me know well in advance when she knew wouldn't be (i.e. vacation, etc.). Without this, we ultimately would not have realized as high a selling price, including making smart decisions to get the house ready for a very quick sale. Sandy was very patient with our demands and explained to us in detail about the pros and cons of buying any particular property. The second time around, we were able to find our dream home within a month and closed within two months of placing an offer! There were instances where she took a stand for us when we were hesitant to, and eventually got the job done just the way we wanted! She was available 24x7 via phone or email (even after closing!) and treated us more like family than clients! This is the first home we bought and Sandy made it an experience worth remembering. I must say that the whole process starting from touring the condos to closing was very smooth and she was extremely helpful and resourceful at every moment. The big plus for me is that Sandy is extremely time efficient - she can walk you in a condo right after it is listed and prepare a contract in short time. Other than that she walked me through every step of the purchase and we were able to execute efficiently even though I had absolutely no prior knowledge of the market or procedures.The end of the story is that I ended up getting a great place (in fact way nicer than I though I could buy) and I am grateful that she made it happen.
