He went above and beyond and was extremely attentive to our needs.Although I already had a pre-approval Sal connected me with a mortgage professional and we were able to save quite a few dollars. ZillowVERIFIED Sal was the second realtor we contacted while looking for our first home. He wanted to meet with us, at a location of our choice. Upon meeting him, you'll notice a very friendly personality that could probably connect with anybody. My wife and I probably gathered about 50 potential homes to look at. I'd day Sal was able to get information on about 85% of those homes to weed out any houses that either weren't fit for us, or if they were already under contract, or even in some cases, already sold. This saved a lot of time. Sal was very flexible with scheduling, and throughout the entire process, showed his ability to prioritize. Sal was very realistic with us when it came time to put in an offer on the house we ultimately purchased. Even though that's exactly what we needed to do, my wife and I never felt any pressure from him to hurry-up-and-buy. Sal continously offers himself to go above and beyond the call of duty. We wanted to work with someone who would work around our schedule (no easy feat), who was quick, to the point, with no time for BS. After speaking to a few other agents, we came across Sal Poliandro. Him and his team quickly exceeded our expectations. Our schedule was such that the only time we could look for property was early saturday morning, at some unholy hour. In spite of that, Sal was there for us, walking us through houses, chipper and happy, as if he had nothing better to do on a Saturday or Sunday morning. I don't think I ever waited longer than 30 minutes for a return phone call or a return email. I know they are a pretty successful office, but I always felt like I was their only client....like they had all the time in the world to work with me. Not only he was they really easy to get a hold of, and willing to accommodate our obscene schedule, he was down to earth and fun. I'd recommend him and his staff to anyone I knew who was looking for an agent.That time finally came and Sal and his team helped us deal with a very peculiar sellers agent and get us the house we wanted at a fair price! ZillowVERIFIED Sal, who was recommended to us by a family member, helped us find our new house - searching primarily in the Wayne/Waldwick/Midland Park/Wyckoff/Washington Township area. And we couldn't have been any happier with his services.Sal took the time to get to know us and we were quickly on the same page in terms of what we were looking for. Although my wife and I did a lot of research on our own (i.e. Zillow searches), it was Sal who ultimately recommended we take a trip to "this house in Midland Park that I think you'll really like". Well, that was the house we ended up buying. In terms of communication, Sal almost always responds immediately. We would also hear from him unprompted to the tune of "this house is about to come on the market, let's go look ASAP". He was also flexible in terms of his schedule - we went house hunting at 7pm one Friday night for example.We found Sal's "commentary" during the house showings to be very insightful; we learned a lot from him, and he made us think about important aspects of the home buying process that hadn't even crossed our minds. He takes his job seriously but also keeps the overall atmosphere light-hearted and relatively stress-free (we had some good laughs along the way!). ZillowVERIFIED We were compelled to sell our apartment for work and many personal reasons. We listed our aparment for sale with Sal as our agent because we needed an expert in Shortsales and he was lised as one. Plus in our meeting with him he sounded like an honest, family guy-the one who would understand our needs and goals. Due to the economic debacle, we had to sell as a Shortsale because we had bought at the peak in 2006 and now, in 2012, we needed to move. We bought the apartment for $428K and now apartments like ours were selling at $250-$300K, approximately. Sal listed the property, he provided us with guidance on all documentation required and examples of how to write a hardship letter to the lender. His team proactively collected all the documentation required to submitt to Wells Fargo quickly upon receiving an offer. Within 2 months we had an offer. He quickly submitted the offer to the lender and got the process moving along with WellsFargo. But Wells was a bottle neck and it quickly became obvious that they wanted to slow down the process. Sal's office was in constant communication with them trying to move things along, resubmitting documents, negotiating and following up in general because they were poor responders. We were kept up to date with all communications and trasactions with Wells. Finally, Wells provided their answer: the offer of $250K had been rejected and we needed to start over again. The bank countered for $300K plus about $8K more cash to close. But at least this time around we knew the offer that we needed to have. We continued showing the apartment and were able to find a suitable buyer. This time Wells Fargo's lack of response was worse than ever and after months of waiting we received another rejection. Obviously, we didn't understand why: after all, it was Wells Fargo who had counter offered! why wouldn't they take on their own offer?! Sal was quick to note something was not OK and decided to reach out directly to Freddie Mac to understand the reason for the rejection. Within less than 2 weeks we had a letter from Freddie Mac that said that they had approved the offer of $300K with no cash down from our part. We were quite surprised that Wells had told us that the offer had been rejected when it clearly hadn't. Wells was compelled to provide us an approval letter and we closed soon after. It was a lengthy process and if it wasn't for Sal and his team we would've lost our vendor. But they were knowledgeable of the process, they were able to guide us, be proactive with documentation, offer us hope, continue negotiating with the lender and Freddie Mac to move process along, keep the buyer interested, etc. No words to explain how lucky and blessed we were of having a team like Sal and Dawn at your side each step of the way. It made a huge difference. Thanks guys!!!!!
