ZillowVERIFIEDI highly recommend Ron Leffler to anyone seeking to sell your home, especially those who need minor work done to increase the homes appeal to buyers, but lack the time or energy to do themselves. My wife and I retired last year. We moved out of the area to lower cost of living and get a little more space. We are having another house built and wanted to sell our house in the sweet spot in the spring. Ron did a tremendous job in helping us sell our house. He came highly recommended by someone we knew. Following our initial discussion, I told my wife, aEURoehes the right one for us.aEUR? A huge part of preparing for sale was getting our belongings packed and put in storage, which was a huge task. There were numerous other tasks preparing the house itself. Ron recognized we were overextended and offered to take care of the house. We agreed on a budget (which he came in well under) for things like interior and exterior painting, minor repairs, deep cleaning, cleaning up weeds outside, coating the driveway, and keeping the grass mowed. Ron located, scheduled, and paid the contractors necessary to complete these tasks. Prior to starting, we developed a list and prioritized it for likely impact on a sale. He convinced me to skip some high-cost but low-value tasks I had planned. Costs were passed on to us with no extra fees or markup. Ron took a huge amount of work off our plate, allowing us to focus in other areas. Without his help, it could have easily been another 2-3 months before wed be ready to list. Rons superb support continued through listing. We listed at the upper end of his projected range. He advised us through an unusual offer, then several cycles of counter-offers with the eventual buyer. We had a viable offer within 2 months of listing. We didnt get full asking price, but did come within the range Ron predicted and received an acceptable price.

All did the predictable walk around and need to do this with sporadic follow up. I am single and needed more help than that but none seem to grasp that until I met Ron. I decided to Google and was certainly glad I chose him!When he first came to meet me, he had flashlight in hand and spent 2 hours walking through my home and explaining things that would help increase the value of my home without having to invest a tremendous amount of money. However, when it came time to buy a very large 40 year old property I wanted help. I needed someone that would look at the property from a technical point of view and find flaws I couldn't see. Ron asked me how involved I wanted to be and said he would keep me abreast with updates depending on my preference. I asked for him to do everything, and to only let me know of major items, which he did. He had cleaners and contractors available to handle inspection items and to prepare for the house for showing/turnover. This kind of...inflexibility...tends to lead to high expectations and upward creeping budgets. A home we had seen that checked every box was initially far out of our budget. After this dream home had a significant price drop, we decided to take a look even though it was still out of our budget. Ron was patient with us while we waited to decide whether an offer was possible. This is where Ron's years of experience came in. Ron tends to see things from angles other people may miss. Ron walked us through our options and came up with an excellent strategy. He never tried to persuade or pressure; he always offered unbiased advice based on his experience. In the end, we decided to go forward with the house and we believe Rons skills were vital in presenting our offer. We're in our dream house and couldn't have asked for an easier negotiation and purchase process.Working with Ron continued after the sale was complete. It can be intimidating to take on the purchase or your first house and a renovation at the same time but Ron has shown me it can be done. He has no shortage of folks who can help with anything related to the home buying or renovating process. Another nice thing about Ron is his willingness to communicate by text. ZillowVERIFIED When it came time to sell our mother's home in the Mt. Vernon area, my sisters and I faced a huge job. None of us lived in Virginia and the house needed major work. Ron grew up in the area and he is well versed in the real estate there. He is also knowledgeable about planning and overseeing renovations (project managing). It took us two years to get the house cleaned just to sell "as is." Ron was never pushy, but instead really listened to where we were in the process and provided options for us. Ron has the ability to envision what can be and he has the follow through to make it happen. He offered us a fair price for the property, considering all the work it needed, and has practically redone the inside in four month's time. He is not one to cut corners; his work is done with an eye for the long term. For example, he removed all the perimeter drywall, even though there was nothing wrong with it, to install insulation, which did not exist in 1959. Although it was sad for us to close this chapter of our lives, we were glad that the house has someone with the time, energy, and skills to tackle the many issues we could not and to renovate the property in such a careful fashion.
