We are currently in a very competitive real estate market. I would advise Buyers to get "Pre-Approved" with a local lender vs just prequalified. Being Pre-Approved tells listing agents that you have submitted all of your documents to the bank and they are willing to give you a mortgage.
I would advise sellers to clean, declutter, & de-personalize their home. You want to appeal to the broadest number of Buyers. I would also suggest having a pre-inspection on their home if they have lived there a long time.
