We were able to accept an offer of $35,000 over our asking price and because of the 72SOLD Program we were able to keep more of our profits than with the traditional real estate process. Ours was a complicated sale in that three sisters were the recipients of our brother's estate upon his passing. One sister (that would be me) lived out of state further complicating things. Loretta, however, handled everything quite well and went as far as to set up a Zoom call with the three sisters so I could ask questions to my heart's content. She always kept us in the loop about the ongoing sale and when there was a bit of a snafu on the buyer's end, her calm demeanor and command of the situation allowed us to remain calm. ZillowVERIFIED There are not enough words to express how impressed I was working with Loretta.When my father passed away, I was tasked with selling one of his residential properties in VA. Loretta and I had an initial conversation and I explained that I lived in NC and would need her guidance with selling a home in VA, particularly a home that was part of an estate. Loretta put me at ease within the first sentence saying, "I've done this before and I will not let you down". She did just that and more.There were obstacles. First the previous renters left the home in a condition of disarray. She coordinated and took control of getting the home in a position to be put on the market. There was trash hauling (a lot of it), plumbing needs, an entire house to be repainted, bulbs to be replaced, power washing, sanitation, HVAC repairs, full carpet replacement, lawn care and more. Loretta dealt with obstacle after obstacle and did it all with complete professionalism. If the full time job of renovating the home for sale wasn't enough, she then quickly put the home on the market and had several open houses. She negotiated and secured a buyer and we thought it was time to celebrate. But during the closing process, we learned of an issue with the estate and we were put in a position where the buyers were ready to move in but legally the estate sale could not be completed. Loretta again came to the rescue. She negotiated a rental option for the buyers and I. It was a win-win for us all. She also worked tirelessly with the closing company and outside legal partners of her to find a solution to get us to closing with the estate issue. The entire time, Loretta and I never met. We were 8 hours apart but it felt like she had become a part of my family. She listened to me when I was struggling with handling the estate. She did the research in advance by getting quotes for repairs so that I just needed to say yes or no. She was my life saver. I could NEVER have sold the home without Loretta. I will recommend Loretta to anyone looking for a dependable, honest and VERY responsive agent.

She listened to what attributes were the most important to our needs and made excellent recommendations based on areas that would suit what we were looking for. For example, not aware of the traffic, we originally were looking in an area that would have made our commute a nightmare. She made sure we fully understood the new area we were embracing. We were also very limited in our time, so much that we actually had to purchase the home sight unseen. While of-course this is heavily frown upon, Loretta made sure every aspect was covered and she took numerous photos for us so we could see the other important aspects of a house, such as closet space. She was extremely knowledgeable and responsive, and made a stressful process of moving to a new state on short notice much easier. My friend and I were both relocating at the same time, and, knowing that we would be coming from out of state to view listings with her, Loretta agreed to show us both of our listings on the same day, even though they were scattered around the area. She ended up spending close to 8 hours with us on that day going to about 10 different places for both of us. She was very engaged after, following through until both of us had signed our leases. In my case, several places fell through last minute, and Loretta was on top of things to find alternatives and negotiate with them until I had a signed lease.
