The good news is you've found out about closing costs and now you can make a plan! Once you find a lender and find tune your price range and loan type, your closing costs can be more finite. The next step is to start shopping for a house with a realtor that can guide you on the market. Every market is different, but sometimes you can add the closing costs to the top of the price and ask the seller to pay them for you at closing (so yes, in a way you are adding them to your loan!).
