    Realtor Laura Coffey was the perfect A-B comparison of real estate agents. My family inherited a house in a nice area in the South Bay. Our relative had asked us to use her friend as the selling agent when we eventually inherited the house. So, we signed a contract with this agent and they did very little to try to sell the house. The few photos of the house on the internet real estate sites were just a few poorly lit cell phone pics the agent took. Because the house had been a rental we didnt know that it needed fixing up. The sinks and tub didnt look very good, the paint on the outside was not good, the yards were overgrown and more. The house listed and over two weeks and two open houses later we didnt have a single offer and there was little to no communication from the agent. We confronted the agent who claimed that there had been seven showings and admitted that only three people came to the open houses. We ordered them to put the property on hold so aEURoedays on marketaEUR? wouldnt accumulate. Lucky for us, we found Laura Coffey. Laura worked out a deal to get the other agent to release us, yay! Laura is a force of nature. She went over the house and told us what was worth fixing up, painting, landscaping, re-glazing and most importantly, a professional stager to bring in rugs, furniture, wall art, etc., to let the interior shine for viewings. Laura arranged for the contractors who came in quickly and fixed everything up and then the house was staged. All of this took about two weeks. The curb appeal and aEUR~feel of the house skyrocketed. Laura had photos, video, & drone shots made for the listing. She put together a really professional 60 second video showing inside, outside, and the life style the area offered. She also had a 3D virtual tour made. Three weeks after signing Lauras contract the house was on listed on a Wednesday. Lauras app showed us that 19 realtor showings occurred before the open house on Sunday where over 40 people showed up. On Monday Laura bought us multiple great offers and on Tuesday it was under contract for well over asking priceaEUR"less than 30 days after we brought Laura in. Save yourself the A-B comparison and call Laura first, shes the best realtor in the South Bay!

    We have the highest regard for Lauras work. We came to the Santa Clarita Valley from across the country with no knowledge of the market and little knowledge of the area. Laura quickly figured out our needs better than we understood them ourselves and in short order found us a place which we love, in a neighborhood we are comfortable in, both of which grow on us day by day. Without being pushy she guided us to a property which suited us while showing us a variety of properties, some of which were more attractive to me at the time but whose unsuitability I understand more clearly as time passes. And her negotiating skills got the seller to accept an offer under listing price. I'm glad I trusted her! Laura is a consistent and quickly responsive communicator, a pleasure to talk to, and she held our hands (as inexperienced buyers) through the whole process, which went better than I imagined it could before we met her, while we were trying to figure things out on our own. I cant think of any drawbacks to mention.

    I've worked with Laura since 2006, but this most recent time was for my elderly parents, and she truly went above and bend for them. I need to shout her name once again from the rooftops. She is truly an amazing human who cares about her clients well being and has their best interest at heart - not just concerned about closing a deal or getting a commission. In the instance of my parents, she has been beyond patient and accommodating as we are trying to relocate them back to SCV area from 2 hours away, and my mom is wheelchair bound after a stroke. She was so patient, kind and caring to my parents and to me, and would drop everything to meet me and look at EVERY listing my dad wanted us to screen before they would make a trip down to see it themselves (which is quite a feat in itself). She gave good advice, told them when she wouldn't make an over asking offer, and when to walk away when they were in escrow and the seller wouldn't help with much needed (and expensive) repairs. She was able to calm my parents multiple times (another feat in itself), and truly gave her love and care as if they were her own family. I cannot find the words to express how deeply grateful I am to her at this time. This has been such a huge stress on our entire family, and knowing they were in her hands was such a relief. She's been with me through my own escrow more than once, showed me countless houses when I was super pregnant with my oldest daughter, and most recently advised me to walk away from a home we were in escrow in due to water damage. She is the best realtor there is, and I cannot recommend her enough. I am forever grateful for her love, care, compassion and knowledge. I HIGHLY recommend working with her as a buyer or a seller. You will NOT be disappointed!!

    Should I convert the loft to a bedroom?

    Appraisal Value: Appraisers often give more weight to the number of legal bedrooms. If the loft meets bedroom requirements (closet, window, egress, privacy), converting it can bump your home from, say, a 3-bed to a 4-bed which can change your comp set and increase value. Buyer Perception: More bedrooms generally attract a wider pool of buyers, especially families. A 4-bedroom home typically sells for more and faster than a 3-bedroom with a loft. Neighborhood Norms: If your area has a high demand for 4-bed homes and most comps are 4-bed, you're likely to see a better ROI. But if most nearby homes are 3-bed, the lift may be more modest.
