ZillowVERIFIED Karishma and Dhilip were both great! I had a hard date by which I needed to sell my house which happened to be at the very end of winter, which is a traditionally bad time to sell. I started working with them 7 months before I needed to sell and they created a great work-back schedule with a little bit of buffer. We didn't always see eye-to-eye on what needed to be done, but the open, honest communication worked great. They listened to my point of view and were respectful of my biases but also pushed back on certain areas. I knew when to trust the professionals and tried to keep my emotional attachment out of the decisions. In the end, the house sold above asking, in January. Overall my husband and I were very pleased with the outcome. I will say that Karishma is incredibly knowledgeable with the market and the pricing meeting we had was great. She totally nailed the asking price making sure it was not too high nor too low. She was referred to me by my son who also used Karishma and Dhilip to sell their last home and buy their current one. They make a great team and they have a strong support office as well. I highly recommend them!

ZillowVERIFIED Karishma and Dhilip were an amazing team to work with, to meet our real estate needs. Nine years ago, Karishma was a seller agent for the house we bought. We were so impressed with her expertise that we chose to work with her when we were ready to purchase our next home. Our first initial meeting was over an hour long and we discussed our needs and the current market and what is required to win our dream in this competitive and stressful market. Both Dhilip and Karishma gave us their personal time at each of the home visits, narrowing down homes to only those that would meet our needs. We were in the market for approx. 6 months, and our list for the new home was extensive and limited to a very small area. Considering that, it is amazing that they were able to find something meeting 90% of our needs in the location of our liking and then helping us win the bid. I must say, in spite of it being a sellers market, I believe that Karishma was able to negotiate fairly to ensure we do not pay anything extra to outbid the other buyers. We were able to optimize our time and have expert opinion not only for the price of the house, but the quality of the house, any hidden cost that we might incur etc. They were very detail-oriented throughout the process making sure that we do not come across any hidden curveball - this was especially valuable given that we barely got time to see the house twice and had to make a decision in 3-4 days tops. Even after we won the bid, they were with us through-out the process, providing us with valuable contacts required for smooth move including insurance agents, lending experts, carpet and painting specialist to name a few. Karishma also helped us find the right banking partner to be able to close in a short period and at one of the most competitive interest rate in that time-frame. ZillowVERIFIED Karishma is really professional and can make / break your deal in the Homebuying experience. She stayed within our budget and never pushed us to increase our budget. I can confidently say that she easily saved us ~$200K by putting offers on the right kind of houses with the right conditions in the contract. The first Offer we put was accepted by the sellers and I don't see that happening with other Real Estate agents used by my friends. Karishma is constantly on top of new listings that come up, and immediately alerts us to new listings that met our criteria (even though, admittedly, we had only been vague in our specifications). Dhilip was super insightful during the visits to the houses, and his knowledge of structures and construction are a strong asset! During the bidding process, they both were constantly with us, and the cool thing with them was the right level of opinion aEUR" not too excessive, not too guarded. They give their analytically-backed opinions on whats the fair price, whats a good ceiling, etc. As an engineer, hearing their scientifically researched opinions made it easy to trust & digest. And after our offer was won, they pointed us to an excellent creditor who closed the loan swimmingly with clear asks; and needless to say, Karishma and Dhilip maintained constant communication with the creditors too. There were four super cool aspects of Karishma and Dhilip that Id call out. 1) Given their analysis of list prices, expected sale prices, and pros/cons of a house, they are just as good at picking the house to go after as they are at telling us the ones to _not_ go after. This really saved us unnecessary wasted effort and heartburn, and kept us charged for the right house! 2) They keep the framework for thinking about the market to be as much analytical as possible. When backed by statistics and economics, it keeps subjectivity to a minimum, which is a great thing in this crazy market! 3) Their clear communication skills make them a pleasure to work with aEUR" there is little need to double guess or read between the lines. Its a direct WYSIWYG style, and on top of that, they are always prompt and available in their communications. 4) Finally, the abundant empathy in understanding that buying a house is a deeply emotional journey for the buyer. As a result, they are happy to be flexible with their schedules and processes, to make general adjustments. How did we win our first bid in this crazy market to buy our beautiful 4-bedroom, 3 car garage private backyard home without a view peeking into any neighbors home even being 3rd in the bidding queue in Jan 2022? We paired with Karishma and Dhilip for our home search. Starting December 2021 when there was a very low inventory. Karishma knew that every house we say aEURoeNoaEUR? to, would have a price increase in just a week or two market being so hot, and at the same time, she also knew what aEURoeNot to buyaEUR? keeping the future investment in mind. We loved some houses, but Karishma told us why they were either not a long-term good investment or not a good buy. Dhilip and Karishma are a great team, as Dhilip knows in and out about remodeling the house, which came in handy as he could tell if there was a scope of modification in the house or not, how much would it cost in the ballpark, and when to run away from the house given the construction quality or reputation of the builder. Karishma knows what it takes to win the bid. Seriously. How to present the offer, what makes the offer strong, how to present an offer as cash (please ask her how to do it as thats how we won our house with our first bid ever while actually bidding lower than our competitors), and how to smartly negotiate. After listening to so many bid losing stories from friends who compromised on a house that was not their first choice, I would highly recommend reaching out to Karishma to do her magic in your favor and guide you on how to win the bid and make the house purchase a memorable experience instead of frustrating one. In this market where there are 30+ offers on a single home and selling price goes 30-40% above asking price, we bought our home on our first offer and only 20% above the asking price. This was made possible due to impeccable insights, very thoughtful strategy, great negotiating skills and the strong team working diligently to make it all happen. I am not a first time home buyer, so I knew very well the overwhelming process involved in buying a home. The crucial thing in our success was the strong strategy Karishma has designed for buying home in this sellers' market. Her insights ensured we set our expectations correctly regarding selling price for a home, as lot of homes are listed well below markets price to attract multiple buyers. Initially I was skeptical, as I couldn't believe a home listed at 1.2M could sell for 1.8M, but it did. She goes through all reports to read between the lines to ensure the home is solid. One such example was a home we really liked and were ready to put an offer, but she found an issue in inspection report which wasn't obvious. I was in a special situation in which I had very specific requirements and as quick a closing date as could be managed. After a couple minutes of conversation, she quickly grasped my situation, worked on my schedule, and helped me close on a property in just 2 weeks! One of my pet peeves is that professionals, for whose opinion I pay for, are wishy-washy. I've had doctors and realtors beat around the bush and have a secret opinion that they refused to share. I was delighted to find that Karishma is a thorough professional and if you ask for her opinion, you will get it! I am very grateful that she told me things as they were, gave me recommendations and suggestions, in the most honest way possible. Other realtors I've worked with in the past, in 2 states, have never really felt like they were my agent. But, Karishma truly watches out for you, points out all potential pitfalls, and goes well above and beyond the call of duty.
