He showed us dozens of properties over 6 months time. As we were relocating from Georgia, many of the showings were with my daughter as we joined them via Zoom. He has a unique and perfect combination of skills that make him the best choice I could find. 1) He is an incredible personality and mediator, which is often necessary with real estate because buyers and sellers often never speak with each other. So Joe acts as the mediator between all parties and he is wonderful at doing so because he is empathic and manages his emotions and works to consider all perspectives. 2) He happens to be an insanely gifted handyman and built an addition onto his own home by himself. So when looking through a house, he can talk about why things are the way they are and give helpful suggestions. 3) He has lived here most of his life and has in-depth knowledge about the market, people, community, and more. 4) Integrity. He is a man of his word and always comes through on his promises. I worked with Joe and found and bought a house in a mere number of days. I couldn't have done it without him. ZillowVERIFIED SUMMARY: Without Joe's relationships with other realtors in the area, I would not have been able to purchase the house. His response time was usually immediate, and generally did not take more than an hour to reply. He was able to negotiate ~$4000 worth of repairs when the sellers offered only ~$1000. Joe never pressured/influenced any of my decisions, whether that be in regards to lender, closing company, inspector, contract. Overall, I HIGHLY RECOMMEND Joe.IN-DEPTH REVIEW: As a first time home-buyer, I reached out to ~10 different agents regarding the particular house I wanted. After speaking with the majority of the agents, I found out the house was reportedly off the market. Joe confirmed and added that the house was taken off the market to do renovations, but Joe knew the listing agent so he was able to show me the place and get an offer in. I first spoke with Joe on a Thursday, and on the following Monday I was able to see the place and get an offer in, which required Joe to work on his vacation. Joe recommended me to various lenders, closing companies, etc. but never pressured me into choosing any specific company and was willing to work with whoever would get me the best deal even if it meant dealing with an out-of-town lender. Given that the house was built in the late 1970's, there were several things that needed repair. As part of the contract, we proposed the seller repair them, and the seller came back with $1000 to put towards the repairs. Joe was able to negotiate that the seller fix the electric panel (~$1300) and a deteriorated retaining wall (~$2700). On the day of closing, Joe gave me a final walk-through of the house and we noticed that there was carpeting that failed to be installed. I proceeded to close on the house with the understanding that the carpet would be installed by the seller. It took three weeks for the installation to complete due to the company, but Joe oversaw the process and made sure it was complete even though I had closed on the house three weeks earlier. I found out on the day of closing that Joe would not be attending due to COVID concerns. It would have been nice to have had that communicated earlier, but nonetheless everything Joe promised on he delivered. Overall, I highly recommend Joe.
