There are a lot of moving parts, emotions, enormous sums of money, and an industry that I vaguely understand the lingo and interworkings of. Having a real estate agent we trusted meant a lot. I cant recommend Jennifer Johnston enough. She has years of experience, integrity, and a no-nonsense way of doing business (and she mentors new agents!). She guided us through the process, was eternally patient with our many questions, always available, and demonstrated expertise in a wide range of areas. We bought first (utilized a loan that we could recast), and then sold hoping that there wouldnt be too much time between. We found our dream home that had a lot of unique requirements. We were one of two offers and really relied on Jens guidance to win. Part of her winning strategy was patience- which I'm not - and knowing the game. In the end our house sold for 10K over the asking price (offer accepted 5 days after listing), and closed 3 days after we closed on our new home. No double mortgage payment!

As first-time home buyers, we were a little uncertain over how the process should go, but working with Jennifer has made it so much less intimidating. When I saw a house go up for sale in my neighborhood that looked almost too good to be true, she met us to look at it within probably 20 minutes of calling her. When she submitted our offer, it was accepted the next day. The inspector she set us up with was the most thorough and professional one we could have hoped for. ZillowVERIFIED Jennifer was referred to me by another realtor because I was looking for a duplex in either Vancouver Washington or Portland Oregon. Jennifer is one of those realtors who are licensed in both states. She made herself available for viewing of properties on my schedule. I'm sure she has more than one client, but she made it seem like my purchase was the primary one she was working on at the time. She answered text messages, emails and phone calls promptly. When I found the duplex I wanted to purchase, Jennifer's advice helped me make an offer that was accepted when the seller had multiple offers. However, there were a few problems that came up during the purchase process. An inspector uncovered several problems such as a leaky roof that needed total replacing, mold in the attic, a sewer line problem, and about 30 other issues. When I was immobilized with the weight of the inspection report, Jennifer attacked the big problems one at a time. She contacted the city who eventually accepted responsibility for the sewer line issue. She got multiple bids on roof replacement and mold remediation work. Based on the bids, she suggested that I make a reduced price offer, which the seller accepted. The 30 or so smaller issues were divided about equally between the seller's responsibility and my responsibility. The seller's property management company was supposed to finish work on his half of the issues by closing. However, the day before closing some if the issues were still unresolved. I couldn't delay closing because the roofer was scheduled to come the next day. Jennifer came to the rescue again. She spoke to the seller about withholding a small amount of the purchase money until the issues were repaired. After negotiations, the seller gave me another reduction in the sales price in order to complete the sale on time. I don't know if every purchase has such hurdles to overcome, but my purchase seemed particularly problematic, and Jennifer was ready with a solution for every problem that I faced. In short, she was easy to work with, a good problem solver and was responsive to my questions. Furthermore, she has a good contact list for inspectors, repair people, insurance companies, and 1031 exchange companies.
