ZillowVERIFIED We have bought three rental properties with the help of Jani, who helped us buy lovely houses that have all appreciated in value (bought two in 2008 and one in 2017) . Our original plan was to eventually move to the Seattle area and retire there but that plan has been changing over the past three years. In addition, Jani helped us sell one of them in 2022, which had jumped in value but was not all that great looking any more because of poor care by tenants. Jani and her team came through and fixed things, cleaned it up, staged it and we accepted a great offer within days. It was a super smooth sale.BTW - the house we bought in 2017 was in an area that Jani had encouraged us to buy in years earlier but we didn't listen to her. We did finally buy a house we still hope to move into in ten years and paid a lot more than we would have had we listened to her the first time because of the appreciation in the area, which is still increasing. She definitely knows what she's talking about and knows the areas around Seattle.

Jani then made certain that everything went smoothly - she was able to use her contacts to quickly help us with a strong general inspector as well as a geotechnical expert to help us understand some specific circumstances about our property. The contacts Jani presented to us were responsive and through. Next Jani helped us sell our existing house. Since the house purchase was based on an opportunity rather than a need our existing house was nowhere near ready to list. Jani helped us set a price point and source general and specialty contractors, cleaning, staging, etc. to quickly get our house optimized for sale. This worked beautifully and the property went into contract within about a week of being listed.The buyers turned out to be difficult but Jani remained patient and guided the transaction through to closing about 30 days after the contract was signed. It was a real pleasure working with her - very knowledgeable, highly responsive, very economical of our time, and most important: a pin-point understanding of the selling process in a rapidly changing market. She helped determine the asking price (more than we would have asked ourselves but very realistic), helped prepare the property for viewing, selected a date for an open house, and obtained bids slightly above the asking price. There was no haggling about the price, we requested and obtained from the buyer a closing date somewhat later than customary. The whole process was very fast and smooth, and left a good taste afterwards - rare in my past experiences. The following are some impressive things we found working with her:1. Before we started working with her, she met us in her office and explained all the necessary details/knowledge we need to know for buying a house. 2. When we were seeking houses, we feel she's always there for us no matter when we call for help.3. She was able to arrange the home inspection for us quickly. She even paid for the inspector and allow us to reimburse her later for our convenience.4. After placing the offer, she worked really hard with the listing agent to help us win the house. AFAIK (we heard this after mutual agreement) there were multiple offers competing, including a cash offer which was very close to our bid, and another offer at the same price as us.5. After closing, we moved in, then we discovered there were several storage units in the property which were full of junk. We contacted Jani about this, without hesitation, she scheduled a truck for us to remove all those. We were busy and could not be at home when the truck came, but Jani came for us to get these storage units cleared.We feel Jani really cares very much about the buyer. It was great experience working with Jani, we highly recommend her service.
