Patrick was my agent and an abolute godsend. He was extremely helpful and dealt with all of the details so that I didn't have to get stressed over them. After a consultation it was determined what I had to do to get my property into a sellable condition. I picked a contractor from his vetted list, then he dealt with him as my go-between and the entire process was almost painless. Having someone there for evey step was amazing. When I first met Patrick, I was concerned with the possibility of my house being in the market for a long time. He provided me with several options to sell the house. He answered all my questions and never made any false promises. We discussed the market to include recently sold homes and average days that houses stayed on the market. Patrick immediately took care of my home as if it was his. He took extra steps, such as getting repairs completed, professional staging and photography. While Patrick was getting my house ready, Sky Ablay was in constant communication with me. She focused on gathering detailed information about my house to get it ready for listing. When I saw my listing, I was blown away. His hard work and knowledge of what it takes to sell a home paid off. Immediately after the house went on the market, it got several booking for viewing. That same night, we received an offer for the asking price. I couldnt believe. The house was under contract the next day and closed in 11 days. Erin's group also made the process of selling our homes very easy, we gave her what our desires were and what we will willing to do, Erin's group dealt with contractors and the integration of any needed work and status us as necessary, the only thing we did was handed the keys over and approve modification as needed. The pandemic was a challenge in trying to purchase a home first so we had decided to sell our house instead of waiting on the sidelines longer. Erin was much more confident than we were in finding a home by selling first when my husband and I decided not to play the buy first, sell later game. Boy, did she deliver by far! We ratified both the sell/buy agreements on the same day only hours apart. Even more so, we had plans A, B, and C and she was honest about house pricing for Plan B which was moving to another county. We ended up buying in our dream neighborhood with a great house that fit our wants and needs. The biggest key in our purchase was working with the local lender that often helps secure loans for Erin's clients. We are by far sure we would have never won our contract if it was not for that collaboration which I believe is key for a great agent is to have good negotiation tools and a list of vendors. I would totally hire her again, only I'm staying put a bit longer this time!

Wether you are a new home buyer or a seasoned real estate owner, Mr. Pinnata has a professional grace that is rare these days. He is genuine in his search for you, diligent in making sure you understand and are comfortable throughout the entire process, and is an excellent negotiator. You WILL find what you need. Also? You don't deal with the BS, he does. This was my first home buying experience. I never trusted an agent before and have loosely worked with over 6 in my lifetime. I left them bc I never felt secure with them. Patrick was different, and I can attest to that in several ways. I closed within a month of my offer. They recommend wonderful professionals for the home inspection (go with theirs, he is great) and lender (but plz get several quotes!). He was always available and I never felt like I was asking for too much or wasting his time. I saw several homes, and was transparent about not being in a rush. Although we were zealous Zillow searchers, we really depended on Erin to help guide us regarding neighborhoods to target based on our priorities. When we saw a new house of interest pop up on MLS, we would immediately text Erin for her thoughts or to set up a tour. She was amazingly responsive, often responding in a matter of minutes, and always made sure that we had a tour lined up quickly either with Erin or one of her team members (not always easy during the pandemic and in this market). Erin also clearly had good relationships with other real estate agents in the market, which allowed us to put in offers that we knew would be competitive and to follow up in a way that did not alienate the sellers. Finally, Erin's expertise in renovating homes also allowed us to see the potential in houses we otherwise may have written off. She also spotted problems in houses that we never would have noticed, which prevented us from putting in offers we certainly would have regretted. Erin made us feel that she always had our best interests in mind, and we are grateful. If we ever move again, we will certainly seek out Erin!
