I needed to relocate my entire family from CA to the Chicago area for a new job by end of summer. She gave us very thoughtful, objective advice along the way, while leaving a clear boundary to make sure we have all the information we need to make our own conclusions. She took the time to show me different neighborhoods and pointed out the pros and cons of each. She guided us through all we should know about buying a home in IL. For two and a half months, she showed me 150 homes at different price ranges. We had two offers that didnt work out due to inspection / seller issues. When we were all disappointed and stressed out about the situation, she stayed calm and restarted the search. We eventually found a beautiful home for our family to settle in. We liked her so much as a person, that when it came time to sell, we asked her if she would represent us.... then we explained the catch. We were moving out of state and we also needed to find a house for our daughter and son in law who were living with us but were ready to take their first steps on their own journey. Knowing how important this was to us, Cheryll spent so much time with them doing showing after showing until they figured out what they needed. In the end she found them a beautiful home in an area they really wanted to be. They learned so much from her. She was very honest and open with them in her feedback which was sometimes very necessary. When it came to our sale, she told us when the time was right to list and we got our sale with minimum fuss. She also is a great negotiator. She was able to accurately predict the sellers' reactions to our offers, which enabled us to negotiate wisely and effectively. Our sellers were a bit difficult (isn't that always the case?) -- at the last minute, after the price negotiation was complete and everyone was ready to sign the contract, they sprang clauses on us such as stipulating that defective house items (i.e. windows) were to be "as-is" and refusing to provide any allowances after the inspection revealed a number of shortcoming in the electrical system, flooring, insulation, HVAC, and other items. Cheryll negotiated well for us and gave us realistic advice. Based on her advice, we held out and were able to receive seller credits in the thousands of dollars for these defects. She is very selective in whom she works with, and the lawyers, home inspectors, mortgage agents, and contractors she recommended were superb. Finally, Cheryll is very responsive on email or phone, and very insightful in terms of understanding our specific housing needs as a family. In sum, Cheryll is a great realtor and we are grateful to have found her.
