ZillowVERIFIED The crazy Seattle real estate market was not so crazy since we had the pleasure of working with Brent Fosso. We found his website before moving to Seattle and really appreciated how user-friendly is was (its amazing how many real estate sites are not that way). Once we contacted him, he quickly picked up on what we were looking for and suggested neighborhoods we had not previously considered; including the one we are now calling home. Communication was easy (e-mail, text, or cell phone) and we never had to wait for more than a couple of hours if we really wanted to see a listing. Finding a house you like in this market isnt the difficult part, its getting it under contract. Brent offered solid advice on strategy and, in our case, figuring out how to best other offers on the table competing with ours. We found a great place in less than 3 weeks of looking and were closed within a month. We were NOT big budget buyers, but we always felt that we were treated very attentively - the price of the house makes no difference in the quality of Brents service, so we will return to him when we are ready to purchase our next house. He is also a great resource for finding contractors you might need. He is low-key, but high-service.NOTE: We have purchased 4 homes previously, two of them without real estate agents. While an agent isnt necessary in some markets, we would definitely NOT approach the Seattle market right now without a good agent like Brent unless we had all cash and lots of time to do the paperwork - homes are just moving too fast.

But lets start at the beginning...We found Brent through a web search for Seattle real estate professionals when we were researching our move to Seattle. His website was great (always a good sign) so we gave him a call and told him what we were looking for. Brent emailed us listings that matched our criteria and we made an appointment to meet him in person and look at a couple of the homes. At the first home, we quickly realized just how competitive the Seattle real estate market was -- and how quickly wed need to act to get the house we wanted -- when, as Brent was showing us the home, other couples were lining up for their viewings. Thankfully, Brent is lightning fast at emailing new listings and (heres where the 20+ years of real estate experience probably comes in) has a great gut sense of when an offer needs to be made and what the details of the offer need to be to give buyers a fighting chance in a competitive market. That first house wasnt the one. The second, third, fourth house werent the ones either. Brent was patient as he showed us home after home, and in that process, really got us and what we wanted. Thats how -- when the house that is now our dream house, the one were living in today, came on the market -- he knew it was the one and told us we needed to see it ASAP. Brent was extremely flexible in working around our work and family schedules to show us houses at night and on weekends. He was also very responsive by phone and email when we had questions or wanted to see a house in a short period of time. Brent was knowledgeable about electronic signing practices too which took the headache out of having to be physically present everytime documents needed to be signed. We often saw houses with our 5 month-old baby in tow. Brent sheduled showings with plenty of time to take care of her along the way when needed (with feedings and diaper changes). Although, hes a very relaxed and mellow guy he was very proactive in asking questions to the sellers and making sure that we werent being taken advantage of or potentially getting into a money pit.He showed us various homes that we were interested which were slightly older and pointed out certain aspects to consider and look for that we have never though of. It was such an educational experience with Brent. We ended up buying a new construction and Brent suggested that we meet with him during the building of the home so he can explain different stages and aspects of the construction techniques used in homes and why certain techniques and materials are used. He then laid out a game plan for marketing, pricing and selling the home. He executed the plan to perfection and the house basically sold in one day at the asking price. He did this with his extensive experience in the West Seattle market, and with a keen eye on staging and professional photography. The house showed spectacularly well. Brent is easily accessible and so easy to work with. He kept us in the loop every step of the way until closing. I cannot thank him or recommend him enough for selling our property in such a timely and professional manner.

ZillowVERIFIED Brent Fosso is everything one looks for in an agent. He helped us buy our home after months of looking. He knew exactly what we wanted/needed probably before we even did, to be honest! We moved to Seattle a year ago and we have a young child so we needed someone like Brent who really knows the area, schools etc. He really was on top of things, sent listings as soon as they became available, always responded promptly to my emails and showed us homes at whatever time/day was convenient for us. We saw so many houses, I was starting to get discouraged and a few times I even thought maybe our ?wish list? was unrealistic. But Brent was so cool and calm, he urged me to be patient and NOT to settle....we would find our home, he was sure of it. This kind of confidence can only come with the years of experience he has. His knowledge and and understanding of the real estate market is vast. There was a house or two that my husband and I kind of liked and after looking for so long we wondered if we should make an offer even though it was at the very top of our budget. When we asked Brent what he thought....it was obvious that he had our best interest at heart when he?d say something like, ?well I think it?s a bit overpriced.? Perhaps another agent would have just seen a higher commission and told us to go for it. Oh and by the way, he was spot on when he thought a house was overpriced, sure enough we?d see it sold for considerably less than asking price. He also has a great knowledge of house structure/remodeling etc. Ultimately it was his insight that helped us see the potential in the home we made an offer on and purchased. Yes, it needed a little work but even with remodeling we have our home for $100,000 LESS than our initial budget. It suits us perfectly, and we have Brent to thank for it. Our experience with Brent was exceptional, he goes above and beyond what is necessary or expected.

My Dad is very ill and had to be placed in full time care and we needed the house to sell in order to afford all the expenses. So this was a very difficult situation as I had to make all disscussions and work with crew to get the house ready.Brent was right there and he knows real estate and what sells a home like nobody I have ever talked to before. Brent took his time and meant with me several times and told me exactly what I had to do to sell Dads home quickly and the things that attract a buyer and sells a home quickly. Each time Brent came over I followed his instructions and completed them as I knew Brent was advising me exactly the road to follow that was needed.Brent was so nice and very caring the entire time. I wish I had more homes and Brent to work with me from the results. After Brent got the staging done which made the house look like a magazine home, it went on the market on Friday. We decided rather abruptly to sell our home on Alki Beach and move to San Francisco. With our first consultation, Brent understood our goals - a very quick sale and a expending a minimal amount of time/money as the sellers. Brent secured two offers on our house in the very first week and we closed just 6 weeks after meeting him! In that first week, Brent helped us to stage our house with fantastic skill - which of our furniture and decorations should be stored, which should remain, what additional decoration we should buy and what decoration he could provide for staging. He advised on a minimal set of repairs and touch ups for the house, helped with replacing some light fixtures and patching some drywall. Brent is really full service.The professional photo shoot he arranged was absolutely astounding! I was very skeptical that the photo shoot would be of much value - however the photos looked AMAZING and I must have heard from 30+ friends and coworkers how incredible our home was.When dealing with the buyers and their agent, Brent did a tremendous job in representing our wishes and negotiating very favorably on our behalf. Due to his negotiations, we were able to sell with zero $ spent on repairs after the inspection. That was exactly what we wanted.Brent was also extremely easy to communicate with.
