Review I'm a small scale real estate investor in the middle of my first 1031 exchange. I have known Bill Heenan for a while and have always considered him the preeminent agent in New London county. However, for the purchase portion of this transaction, I ended up working with Maddie Budge, a newer member of Bills team at Willian Ravis. At first I was a little apprehensive about working with someone new given that I hadnt engaged in this type of transaction before, but Maddie quickly won my confidence with her knowledge, integrity, hard work, intelligence, and strong communication skills. Ive worked with a fair number of good real estate agents over the years (and a few mediocre ones), and can objectively say Maddie is the best agent that I have worked with. Finding value in a market this competitive with very low inventory and multiple offers on most properties is a real challenge and Maddie helped me turn over every stone to find a deal that made sense for me. We searched all over central/eastern CT. Even though she is always nicely dressed, she never hesitated to lead the way as we examined dingy basements, mouse infested attics, muddy yards with poor drainage and dealt with other dirty situations. She was able to provide out of the box suggestions and creative solutions that helped me tremendously. We eventually found a property that will provide a decent rental income and should appreciate in value over the long term. Even if you are not an investor, these are a couple reason why you want to choose Maddie as your agent: 1. It is no secret that agents are paid on commission. I'm naturally a skeptic when it comes to any commissioned salesperson and it is very hard for them to earn my trust. There are some agents that will prioritize making a quick sale rather than taking the time help you find the right property for your needs and budget. Maddie quietly shared both facts and her opinions about the properties we examined and allowed me to run through the numbers to evaluate the potential profitability of each deal. I never felt pressure to make a purchase that I wasnt 100% comfortable with or to price an offer higher than what I considered the true value of the property. While her patient and supportive approach worked well for me as an investor, I think it would suit most purchasers, and would be especially helpful for first time buyers. 2. Maddie is one of the hardest workers that I have ever met. Whenever I ask her to obtain more information about a property, she immediately jumps on it and grabs the information as quickly as possible, She always promptly responds to texts/emails/phone calls even on evenings and weekends. She diligently follows up with listing agents and other parties who are not as responsive until she gets the information we need from them. In this market, acting quickly is important. Often the best properties are under contract only a few days after getting listed. Ive already commenced my search for another investment property with Maddie and imagine that she will be my go to agent as long as I operate in the Connecticut real estate market. We have forged such a great working relationship that I also consider her a friend.

I highly recommend The Heenan Group! I felt comfortable with him throughout the whole process and valued his input. When looking at houses he would point out the good and bad qualities in a house. I never felt pressured to jump into any house. In addition to his calm demeanor, he is very knowledgeable. During our final walk through he was actually the one to pick up a leaky pipe that wasn't caught on our inspection and got it resolved that night so we could move into our lovely home the next day. For those of you looking to purchase a home, it is currently a sellers market and houses go quickly. You need a relator who is responsive to your texts and readily available to make offers fast. Also, he is a great negotiator and his recommendations for an offer were spot on. We didn't overpay, but made the top bid. We love our house all thanks to him!!!!
