    I've proudly called Austin and the surrounding areas home since 1976. I grew up in the Northwest region of Austin attending Round Rock ISD and I continued my education at Austin Community College and The University of Texas, building deep roots and lifelong connections throughout Central Texas. My career began in property management, where I gained over 10 years of experience before transitioning into real estate full time after earning my license in 1997. Over the years, I worked with respected brokerages including Coldwell Banker, RE/MAX Capital City, and Crown Realty. In 2009, I founded Austin 512 Realty with a vision of creating a boutique brokerage built on experience, integrity, and personalized service. Austin 512 Realty is a small firm made up of seasoned agents with 15+ years of experience, allowing us to provide hands-on, attentive service to every client.     cancel active contract?

    Hi Mohammad if your currently under contract, you can not cancel the contract. The buyer has "outs" but unless the buyer exercises their request to terminate unfortunately you are legally bound to the terms of the contract.

    Should I order a home inspection?

    Hi Mike you don't have to have a home inspection. That is clearly up to the buyer whether they wish to get one or not. However, I would always recommend to have one done by a licensed inspector. They know what to look for and have skilled knowledge. It's only a few hundred dollars but could save thousands if they uncover deficiencies that you are unable to detect with the common eye.

    Buyer's Contract?

    Hi Blair if you signed a buyers contract with terms, you are bound to the terms within the contract regardless of a new home brought to your attention by a friend. The National Association of Realtors enforced Buyer Representation Agreements to protect everyone, including buyers, sellers and realtors. Disclosure of fees and obligations is necessary to perform and by signing everyone acknowledges that. If you buy your friends parents home without your realtor, you are still liable to the realtor for the terms in your buyer rep agreement.
