    What if I disagree with my home valuation?

    If you do not agree with your agent's valuation the best thing to do is ask them to show you the comps they used. A good agent should have recent sales of homes that are truly comparable in size upgrades and location. If those numbers do not match what you know about your property then you have every right to question it. You can also get a second opinion before signing anything. One agent might be more conservative and aim for a quick sale while another may be more confident in pricing a bit higher to test the market. The main thing to remember is that pricing too high can make a home sit unsold while pricing too low can cost you money. Often the best option is to meet in the middle and stay open to adjusting quickly if buyers are not showing interest.

    Can I afford a $500,000 house?

    f you are already questioning whether you can afford the $500K home then the answer is probably no. Pre-approval only takes into account income credit and certain bills. It does not factor in things like travel shopping dining out or lifestyle choices. The bank may say you qualify but that does not mean it will be comfortable for you. If you are already unsure it is a sign you should look at a lower price point or run the numbers more closely before making the leap.

    I am retiring in two years. Should I buy now?

    If you are already two years from retirement I personally think buying now could make sense. While you are still working you will have your income to qualify for the loan and handle any updates or improvements you want to do before you stop working. It also gives you time to get settled near your family and not feel rushed once you actually retire. The flip side is that once you retire your income will change and all the expenses of homeownership will still be there. Taxes, insurance, maintenance and utilities do not go away just because the mortgage is affordable. That is why I would not buy at the very top of what the lender says you qualify for. I would look at something a little under that number so you are comfortable long term. Overall if being close to family is your goal and you can budget for the monthly costs even after retirement then I think it is smart to buy now instead of waiting.

    Yes, they exist and go fairly quick. So my advice is to get with a lender and be ready with an experienced agent.

    If my landlord sells the house will I be forced to move?

    When a landlord sells a rental property, the lease you signed doesn't disappear, the buyer steps into the landlord's place and has to follow the same terms until it ends. Since you have six months left, you cannot be forced to move out early just because the house changes ownership, unless your lease has an unusual early termination clause.
