We first met Mr. Alan King when he was a listing agent at the beginning of our house hunting tour. He graciously showed us the home and presented us with a professional packet outlining the King Realty Team. Although we did not like the house that day, his packet and demeanor impressed us so much we called him back and asked if he would be our buyers agent. Alan always responded immediately to our phone calls and emails, and led us to over 20 houses during our seach (mostly at night). He even greatly never desired a long-term contract, but instead focused on the individual houses we liked and helped us make mulitiple offers on several different properties during our odyssey. Thankfully, we finally found a dream home in our desired neightborhood the same day it was re-listed on the market due to his website e-mails. The King Team had outlined our seach criteria and sent us an alert whenever a home was listed meeting these criteria. That night, with Alans help we toured the house and made an offer. ZillowVERIFIED May 3, 2019To anyone in the Richmond area looking to sell their home.Our house had been on the market for the better part of a year with only sporadic activity. There were probably no more than 10 showings in six months. With the holidays approaching we decided to take the house off the market until the new year. When the time came to put it back on the market, we decided it was also time to search for a new realtor. Like everyone else in this situation we were inundated by mail from agents who said they could sell our home. Most of these were the standard postcard with a photo of a realtor and some were letters. All these solicitations went directly into the trash. One mailing stood out from the rest. The solicitation for our business came in a hefty manila envelope which included a thick booklet of impressive references.We wound up interviewing six agents. Some of these agents were referred to us by friends. A couple were agents who specialized in the Bellevue neighborhood. Two agents were Bellevue residents as well. Each one came in with a completely different idea of what needed to be done to the house before putting it back on the market. However, their marketing plans were all similar. They were going to use the internet, Zillow, MLS, etc., and were certain they could sell our house because aEURoethey specialized in the Bellevue market.aEUR? Ultimately, after taking time to read through all those reference letters, and after review of their impressive credentials, we decided it was worth our time to interview the Kings. We knew nothing about these guys, but what did we have to lose? As with their mailing, their presentation blew us away, and stood head and shoulders above the rest. They arrived in attire suitable for a board meeting and were clearly there to do business. They walked through our property and then put on an impressive hour-long presentation of how they sold houses and what they were going to do to sell ours. Larry had done an extensive market review of both the property and the neighborhood. Their position was simple and direct. They were going to invest their money to market the property including bringing in a stager and appraiser. They expected to recover their money and turn a profit. They impressed upon us they were not only going to get the contract they were going to see to it that it closed. Their presentation was so impressive that even though we had no previous knowledge of Alan and Larry King, we were convinced they would get the job done. Our reasoning was if they put this much effort into marketing their own business, they would be putting the same kind of effort into marketing our property.We insisted that one of them attend each showing of the property. We wanted salesmen to represent our property, not clerks to make appointments and open the door! They agreed to do this. Alan took the lead on the showings, with his father, Larry assisting as necessary. They aggressively marketed the property using both electronic and print media. They even added a little extra touch by putting balloons on the for sale and open house signs in the neighborhood. That may not sound like much, but you would be amazed at how much traffic those balloons brought by the property! In short, the Kings did everything they said they would do, landing us a contract in three weeks. When it came to closing the deal, again, the Kings were in control. The repair addendum was thoroughly reviewed. The Kings suggested a contractor who came in and did all the repairs. The Kings suggested an attorney who prepared the deed and represented us at closing. The Kings handled everything thoroughly and professionally, leaving us free to prepare for our move. All we had to do was sign the deed and wait for the proceeds. The Larry King Team came to do business, and at the end of the day they got and closed a contract on our house in weeks, not months. There are plenty of good real estate agents out there, but only a few great ones. Alan and Larry King are outstanding! If you find yourself in need of extremely knowledgeable, professional and credentialed agents who arent afraid to commit marketing dollars on your property you owe it to yourself to give The Larry King Team a call.
