No because there are several progams a seller can help a buyer with when purchasing a home like a 2 to 1 rate buy down with a good offer. There are still buyers out there that will want to buy your home. Especially in certain locations! RAYNA MACK TEAM

No, because you just put yourself out of the housing pool by not listing with a realtor and getting your home out there where 100;s of potential buyers can see it and maybe fight for it with multiple counter offers! I never recommend selling off market without testing the waters first! Unless, your house needs a ton of work and the off market price is really good AS IS and close to what you would have listed it as with a realtor! RAYNA MACK TEAM

Hi Han, No you do not need to replace your roof. As long as you disclose the roof age and that you have had no leaks you should be fine. A buyer can decide if they want to ask you for a "small credit" towards a new roof they can use after close of escrow. When the Rayna Mack Team works with buyers and a roof is older, sometimes we negotiate that into our request for repairs.

Hi Rick, I do not think you need to change all your hollow doors with new solid ones. I dont think that will make a difference on your pricing.
