If your new job is in the same field as your degree many lenders use that as work history. Just make sure you work with a lender who is knowledgeable about your situation. Good Credit is the most important part of getting a loan

You should have a conversation with your current agent either on the phone or in person to see if things can get resolved. Not sure what your market is like, but it usually boils down the price to get any home sold

Yes you can switch lenders, however make sure to compare all items to see which one really does have the best rate, closing cost fees etc for you. Some may have a better rate but are you paying for it in points? Just ask a lot of questions to any lender.

Absolutely you can. As long as you have income to qualify for a loan it does not have to be from an employer it can be retirement money etc. and of course you need good credit

There are only 3 things that cause a house to sell PRICE, CONDITION, LOCATION. You can control the first 2 items not the 3rd. Your agent should be able to send you info on comparable homes that have sold and even current market trends. If the house is not sold and the condition is great and the location is great it has to be PRICE. I know nobody wants to hear that but the value of any home is what someone is willing to pay. Changing agents is probably not the solution but asking your current agent about changing the price probably the right solution

Before you just walk away have a professional look at the crawl space and see if it is possible to mitigate it and the cost. Even more important ask the profession how did it get there in the first place

It is not a requirement to get a pre-approval, but it is in everyone's best interest especially yours. You can get something online that should be fairly easy to do. By getting a pre-approval it will let you know how much money you can actually spend for a house and it may be way more than you want to spend or way less than you expected. One of the problems with not knowing what you will qualify for is that if you find your dream home and then you find out you cannot get financing for it.

Renovations, especially in a kitchen get a big return, however if you do not have the money you will need to price the house accordingly. Perhaps get an estimate for the cost so you can better understand how to price your home. Not everybody needs a renovated kitchen, but Most people want a clean and functional kitchen unless it is an investor who would rip it out anyway. If you do not want to call a contractor to get a price for renovations of the kitchen you could google and get some kind of idea.
