In San Francisco market, it is better to list a property at a low end to maximize the sale price. When you we priced a property below market value, we will get more buyers coming to see at the property. Without buyers coming to see the property, it will hard to maximize the price.

For Sale by Owner will need to pay fees to the agent who brings a buyer. Unless you sell at a lower price, then the buyer can pay the agent a fee.

Without knowing the list of repairs, it is hard to recommend. I would say take care of the health and safety repairs first. The inspector should mention which items you should address now and what items can repair later.

Title company need wet signatures. You can still close while on vacation. Title company can send you a mobile notary to sign with you. If you out of the country, you will need to go US Embassy to sign in front of a notary. Plan ahead, tell your agent and title company. Congrats!
