Think of it as cheap insurance. For a few hundred dollars, you’re protecting yourself from thousands in potential "hidden" repairs like foundation cracks, outdated wiring, or roof leaks. Even in a competitive market where people are waiving contingencies, I always recommend at least an "info-only" inspection so you actually know what you’re buying.

Clean & Clear: Declutter like crazy. If you haven't used it in a year, box it up or toss it. You want the place to feel huge and airy. "Face-lift" over "Surgery": Don’t bother with a full kitchen gut. Just swap out old light fixtures, put on a fresh coat of neutral paint (no "creative" colors!), and make sure the curb appeal is tight. Price it right from Day 1: If you overprice it, it’ll sit and get "stale." Price it slightly aggressive to get people through the door—that’s how you get multiple offers and drive the price up.
