How do I know an offer isn't a scam?

If You're questioning it, then it may just be a scam...Your best bet would be to hire an appraiser and get a professional and written opinion on the value of Your home. They're not usually that expensive and You may gain a lot of money instead of getting scammed.

As Everyone here mentioned, if You get a cash buyer (no banks involved), the condition of the home may be reflected in its price, but You will be able to sell "as-is". Homes that need repairs, even just cosmetic, usually stay on the market longer as nowadays it is either flippers that buy houses under market value or Owner Occupants who want move-in condition and do not care to do upgrades... So it is really Your choice to determine if the repairs are worth Your time and money or not.

Hi, this depends on Your asking price and Your market - a Realtor should know some appraisers, however You can also google appraisers in Your area. Zillow Zestimate is usually a great place to start as it takes into consideration recently listed and sold homes with similar criteria to Yours... but it could be entirely off also.. Hi Nancy, depends on where You live, there are different consequences when buying a home without permitted changes. Additions specifically, usually require an engineer approval. If addition was approved and only converted to liveable space - this may mean only that they added heating - which also typically requires a permit as the most building codes say that any plumbing, electrical, or structural changes need to be approved. If this issue comes up during appraisal or municipal search, the Certificate of Occupancy if existent may be revoked until the work is inspected and approved. The costs involved will also be higher. What is an agent’s commission fee?

Commission is always negotiable and every Realtor is bound by their Code of Ethics among other things to help You sell Your Home. A Realtor should be able to disclose and even sign off as to what they are going to do for their commission and do just that. If they don't, You have grounds to change Your Realtor. In this market and if the pricemar is right, most Realtors don't even have time to fully market the property as offers are submitted same day as listing. Should I order a home inspection?

You should always order a home inspection unless You're absolutely set on a particular home and the only way for Your offer to be accepted is to waive it.. If You're financing, this may not even be an option. It is always better to seek inspectors Yourself rather than be referred by Agents, also ask them what areas they cover and how long they take. I have been to inspections that take 30 minutes and others that took 3 hours and would comfortably say that the 3 hour one was much better and more thorough.
