1. What advice would you give a buyer trying to purchase a home?
Don't put the cart before the horse. The first step in the process should be to connect with a lender to nail down the ideal loan type and price point to fit your budge.t
Once you have that, you should connect with a Realtor to help you find the perfect home that fits your budgets.
2. What advice would you give a seller trying to sell their home?
You get what you pay for. There are 25K+ Realtors in San Diego that charge anywhere from a few hundred dollars in commission up to 4.5% of the sales price. When you pay a discounted commission, you tend to get a discounted service. A discounted service leads to a discounted price which ultimately puts less money in your pocket.
Interview a couple agents to feel out what services they're going to provide in exchange for their commission to ensure that they're going to do everything possible to get you the highest price possible.
Also, have the agent review their numbers with you. A couple key numbers is the percentage of list price that they sell their listings for and second is the number of days their homes sit on the market on average.
3. What types of clients have you worked with?
We have worked with clients ranging from $55K up to $5M. We work with buyers sellers and investors as well. We have a large team and have specialist on our team to help each individual client with their individual needs.
4. Describe a recent transaction you are fond of. How did it go?
We recently had a client list their home for $550K which was $45K above the highest sale in the area. Thanks to our innovative marketing plan, we received 25 offers on the home and ended up selling it for $55K OVER the list price which was $100K OVER the highest sale in the area.
The best part is that the home only appraised for $590K. We got the buyer to come in with $15K cash to cover the spread between the appraised value and the purchase price.
5. How did you get started in Real Estate?
I grew up in a real estate family. I worked with my ad in the commercial real estate industry for the first few years and eventually branched out on my own in 2008 and formed my own residential real estate company. Since then, we've been named the #1 team in San Diego County three years in a row by The Wall Street Journal, Zillow and Trulia
6. Do you have any special education or training that will benefit your clients?
Our team is coached by the #1 real estate coach in the world, Tom Ferry. This coaching allows us to stay ahead of the curve when it comes to marketing strategies that ultimately put more money into our client's pockets!
