Ponce' was on the ball from the very beginning. He was helping my father and I buy an investment property together. I live in Colorado though, so it was up to him to be my eyes and ears in California. He did both and more. He took my dad to see the home whenever my dad needed to see it. Ponce' would provide me updates on where we were in the process, what needed to be done next, what kinds of troubles we were running into, how the sellers were responding and what kind of negotiating power we had in our court. In fact, he took my dad to see several properties before we were finally able to snag this one. And it's not a close drive! My father and I even had to be away in Canada the last two weeks before closing. These were two VERY VERY stressful weeks because I was also helping my sister prepare for her wedding, and working out the details of the purchase at the same time. Ponce' kept me in the loop, and drove the 2+ hours to Sacramento to make sure the tenant inside the home was preparing to leave. He drafted a document that would protect me as the buyer in case the tenant were to not vacate, and made sure I wouldn't get the short end of the stick at the end of the deal. Ponce' worked extremely hard on this purchase, and I'd be happy to call on him again for future buys!
