Brian Belcher listed our house in Matthews and had it under contract in three days. We were relocating to Florida and needed the sale to go clean. Brian priced it at $525,000, which was a deliberate call based on how he read Matthews buyers moving this summer. He was right. We had a sight-unseen offer at $535,000 on day two, eighteen showings that first weekend, and five written offers by the end of the week. We went under contract at $552,000, twenty-seven thousand over list. He earned it again during due diligence, walking us through which parts of the asks were actually supported and which were not, then delivered a counter the buyers accepted immediately.
