The real benefit was her assistance in an incredibly difficult situation. The unit, which was vacant, was flooded by a failure of the icemaker line about 10 days before closing. I am not based locally. But using her local expertise and resources, we were able to get the unit dried out, floors fully replaced, and repainted, to the point where it was in better condition than before the flood without delaying the close. (repair costs were covered by insurance) The buyer was aware of the situation and was very happy with how it was handled. And of course, as sellers we could not have been more grateful.
