We've had the pleasure of working with Don Kracke as both buyers and sellers. He was the listing agent for the home we bought and we were so impressed with his knowledge of the property and quick responses on every issue that we made a note to list with him should we ever sell. Sure enough, a few years later, we were moving and listed/sold the house with Don. My wife and I have bought and sold over a dozen homes and have dealt with both good and bad realtors. While most realtors talk about maximizing your sell price or minimizing your purchase price, the sad reality is that they just want to close your deal and chase the next commission. Don Kracke is the exception; he worked with us to get us a fair price for our property both when we bought and when we sold. His knowledge of the market is uncanny; trust his recommendations on listing/offer prices.There are certain things that I want in a realtor: Honesty and ethics, responsiveness and professional competency; Don Kracke has all these characteristics in spades.

The house and property that we were trying to sell was in DeWitt, NE, a very difficult market area due to recent flooding in the last two prior years. Fortunately, the property had never had water damage but the general public was not very interested in investing in that area. We live out of state and were told by individuals from surrounding communities the high success rate that Mr. Kracke has in selling property. I contacted Mr. Kracke to see if he would even be interested in listing the property and to may amazement, he immediately agreed. He warned us up front that it may be difficult due to the recent flood but he was very optimistic that he would be able to find a buyer and that we would need to be patient. We worked with him never having the opportunity to meet him in person before the house closing. With the luxury of using email, the contract was signed the day that I contacted him and he immediately had the house listed. He kept us informed of when he showed the house and if there were any prospective buyers. What made his job even more challenging, there were not any houses that were sold in the last year for comparison. Mr. Kracke called me one Friday evening stating that he was sure the people that were going to look at the house the next day could very well be highly interested. The next day, he called and we negotiated the price a little and the house was sold. The final agreed upon price was more than what I had expected. My wife and I could not have been any happier. I would highly recommend using Mr. Kracke for any real estate needs.
