My husband and I had an absolutely terrific experience with Kim-- we closed on our first house in Stoughton, MA at the end of October 2015. Kim is the 2nd real estate broker that we worked with-- the first one was very inattentive, and didn't respond to my emails for a whole week, more than once. This was before we had even begun the house-hunting process, just to make an initial meeting. After 2 weeks I said "Forget it, this guy doesn't want my business" and found Kim instead. She is the absolute opposite of this first guy we tried to work with. As first time home buyers, Kim was very patient with us and explained everything, sometimes more than once (never with any sign of exasperation). She made sure that we both understood the process/answers to our questions. Kim is organized and totally on the ball. Available by text/phone/email at any time. And I can't stress how knowledgeable she is. When my husband and I would see a house with Kim, she had so much information to share that we would have never realized on our own. For example, she pointed out in the basement of a very old house that a inspector would insist two metal beams be covered with cement. She even gave an estimate for what it would cost. At a different house, she (and the seller's broker, who was a house repair contractor on the side) judged that the roof had about 8 years left before it would need to be replaced (the seller's broker of course said 10 years... Kim responded "Yeah, I'd say closer to 8"). In addition to being knowledgeable, I have to mention how not pushy she was. We said our max was a certain (rather low) amount, and she never forced us to look at houses priced higher. I had done a lot of research before buying and knew that we wanted to buy in the Stoughton area, and Kim agreed that the town/price were very doable. We found our house with Kim pretty quickly-- I don't think we had even looked at 10 houses total. Our very first offer was accepted! The entire process was smooth thanks to her. And I must also mention that the seller's broker was partially deaf and probably a bit too old to be in the business anymore-- very forgetful. Yet Kim dealt with her very gracefully and the process went smoothly despite the seller's broker. And in addition, our loan officer from the bank was horrendous-- she was disorganized and more than once deadlines required an extension. Kim reminded our loan officer of deadlines and requirements, repeatedly, to keep the process moving smoothly. In other words, thank goodness for Kim. Certain disorganized parties can really make or break a sale, and I'm pretty certain that Kim was the glue that held everyone together. Kim also recommended (but did not require) a specific home inspector, who my husband and I agree was amazing. Same with the lawyer we worked with-- he was recommended by Kim, and clearly he was as seasoned and knowledgeable as Kim herself.I'm gushing eternally, but can't help myself. My husband and I have lived in our home for about 2 months now, and are very happy and grateful that we chose Kim as our real estate broker. You will be so relieved knowing you are in excellent hands with her!
