This person did not sell my home. Instead he modified a sale contract to work like a rental contract. 20 months later the buyer ruined the home and had to be evicted leaving 10's of thousands of dollars of repairs needed to get the home back into a live-able state. I don't recommend this person or company. This home was to be sold not rented. There were not protections in the contract. Don't do business with them. (Response) 10-25-2021The facts are not correct. Good job trying to recover. The short turn of events is that you assured me that a buyer was working on but unable to attain a credit worthiness that would allow them to obtain a mortgage. You proposed a rent to own option and told me about how this sweet person had small children and needed a home. You helped setup the amount we charged for the loan which was barely over our own mortgage. Sharing what you thought they could afford. 18 months later the choices of that person kept them from obtaining a loan. Soon after, the proposed buyer was evicted. They left the home leaving behind sewage issues, a leaking roof, mold and more. They did not take care of the property and did not alert anyone to the problems they were having.We renovated the property, repaired all of the damages and listed the home with someone other than you. After a few months the home sold again with another agent. It did not work out and those facts are not pertinent to what you did wrong.Never did you explain the dangers of what was going on. Never did you offer help or check up on what was happening. All you received was your measly portion of a small amount of earnest money and a tiny down payment from the buyer. I'm not saying that what they did to that home was your fault. What you did wrong was use TN loose home sale contracts to create a shoddy rental agreement that puts all of the risk on the home owner with no protections what so ever when a "buyer/renter" destroys said home.If you had been forthcoming about what was going on and the very large risk involved, I would have thought twice about it. I trusted you. I have learned from my mistake and share my experience.To anyone reading this. Stay away from buy to own contracts and stay away from this agent.
