Ryan was a great resource to have. He was extremely attentive and worked hard to find a property that would work for me. Went out of his way to find properties across a large area that would meet my budget .

We did not have any direct interaction with Ryan. However, we did have the pleasure of working with Lenny Wilkinson who is one the agents at Ryan's firm, All City Realty. We found ourselves in need of a ranch style home when I could no longer negotiate the stairs in our older two story home due to medical issues. We connected with Lenny through our mortgage broker who specialized in VA loans. Our mortgage broker had never worked with anyone in the Quad City area before, so he had no established connections here. He said he would locate a local agent we could work with, or we could find our own local agent. We decided to go with his recommendation because he had demonstrated that he had our best interests at heart and he had the experience of dealing with real estate agents on VA loans. I don't know how many local agents he actually spoke with. I do know that he had previously selected a different agent. But, ultimately he didn't feel his first choice was very enthusiastic about helping us find a home and not very responsive about returning phone calls or messages. He said that after speaking with Lenny, he felt that he had found the perfect agent for us to work with. All I can say is; we are grateful we had Lenny Wilkinson working for us in our search for a new home. Lenny was up front about what he could and couldn't do for us. He also explained the code of ethics he worked by. And, I am sure all the agents at All City Realty subscribe to that same code of ethics. Our first meeting with Lenny was February 11, 2026. My wife and I were positive we had the right man working for us by the end of that meeting. Lenny went right to work on finding us a home that would meet our needs. He started sending us listings of homes in our price range and that might meet our needs the very next day. He called or messaged us daily. He never tried to influence our decision in any way. And, in less two weeks we had selected a home and were ready to make an offer. Lenny suggested it would be better to wait a few days and then make our offer at a more strategically advantageous time. We took Larry's advice and our offer was accepted very quickly. There were few issues that were revealed during the home inspection. However, Lenny was able to negotiate repairs at the sellers expense before the closing. The thing we liked most about working with Lenny is he never tried to push us into making a decision. He always made us feel that everything he did was about making sure we found the prefect home. It was never about just closing a deal. Ryan Van Daele and I go way back, so choosing him to help sell my Mom's house was and easy decision to make. But I was continually impressed by his professionalism, his extensive understanding of the market, and his extensive network of quality contractors to accomplish what we needed done to prepare the home for sale in a timely and affordable manor. He was thoughtful, compassionate and I always felt confident that I made the right choice in enlisting his services. Thank you Ryan, for making it as easy as possible to sell my Mother's home!

Ryan is outstanding. We liked him from day one and never contacted another realtor in the almost three years of looking. He was super patient, never felt pressured or like he was trying to "sell" something. Very easy to talk to and knows what he's talking about. We had a very challenging time selling our home, and I can't imagine going through that experience with any other realtor. 10/10 we will recommend him to everyone we know.

Ryan is an extremely knowledgeable, honest, and very trust worthy realtor. He makes home selling and buying very simple. He was there every step of the way when it came to selling our home and purchasing our new home. He advised us on what needed to be done in order to sell our home while still coming out head and having money to put into our new home. He always had a line of open communication with us. If we needed him, he was there. Any questions we had he answered night and day. He handles his job very well under pressure. He was able to resolve issues with inspection, and he resolved those inside very quickly. Ryan is very accommodating to any situation. We honestly would never trust any other realtor when it comes to buying and selling. We have sold 2 homes through Ryaj now, and bought 1. We would have most definitely went through Ryan to buy our Moline house, but we found him too late which is a shame. Ryan is truly amazing!
