Nick was awesome! Super helpful and very accommodating. He helped us get the perfect house for us for a great deal! He was very easy to see houses with quickly in a very fast market. He was very knowledgeable about the area and houses in general. He helped us recognize all of the houses that needed a lot more work then people let on about in the listings.

Nick was wonderful to work with! He made moving from ND to SD so much easier. He was very responsive and gave us full videos of houses that we couldnt make it down to look at. With the market being so hot, he was very fast getting into homes we were interested in. I could gush on and on about him. He even gave us the sweetest gifts in our new home after we closed. Nick really went above and beyond for us!

Nick sold my two houses in Black Hawk, SD (2017) and Hot Springs, SD (2023) and helped me to find a new home in Hot Springs (2017). He has been always pleasant and very easy to work with. Nicks devotion to search for my new home in Hot Springs in 2017 was outstanding, considering the fact that each time he had to drive from Rapid City and spend considerable amount of time to visit with me several houses at a time. Nick has been very personable, understanding, and would go extra mile to help. Nick even did not hesitated helping me to load the Uhaul truck when he was wearing his formal suit, seeing me behind the schedule to move out from the house in Black Hawk in 2017! I sold my last home with Nicks help last August 2023. The sale negotiations (June-August) were happening when I already moved to Philadelphia, PA. I could not travel back and forth dealing with the house sale directly, so during June-July Nick was always available and kept me updated with buyers bids. I flew in for several days to close the sale in August. The sale went harder than I expected, when the Title Company withheld $22,000 from the sale until the roof of the house was fixed (it was dented by recent hail in July), and which was demanded by the buyers at the day of closing. After the closing I had to leave to Philadelphia, and Nick committed to find a contractor who would have been able to fix the roofs of the house and the shed within two months (by the end of October) and would have agrees to do that for the cost (~10,500) issued by the Insurance Company. Nick found the contractor very fast and forwarded me the contractors contact to deal with the paperwork, and after that Nick called me many times asking about progress and offering help. Nick has been very honest and cared about me as his client, almost always accommodating his time to my needs. When he was not available, Nick gave me the calls back soon after I left him my voice mail(s) and would always spend as much time with me on phone as I needed. All my (sometimes) tough questions Nick answered with honesty and at best of his knowledge. He often went above and beyond for me, solidly keeping his word when I needed his help. Nick admitted that getting a request from the buyer to fix the roof at the very day of closing was new to him (thats why I give him 4 out of 5 stars in this field). I believe that negotiations with the buyers would have been more favorable for me if Nick was personally present during the closing (we shifted the closing time at the buyers request, when Nick could not attend it, so I had to mark 4 out of 5 stars in aEURoenegotiationaEUR? field). Nick also advised me to file the claim with my Insurance Company as soon as possible, which I did on the following day of the closing. After a week or so of waiting and getting no response from the Insurance Company, Nick even offered to call and he did call the Company adjustor to advance the processing of my claim that still took (!!) 40 days before I received the issued money from the American Family Insurance. During September and October, Nick was calling or texting me asking about the progress, both on Insurance Company and the roofing contractor, and offering help, if needed. Finally, at the end of October, the roofs were fixed. As a result, I got the money back from the Escrow (minus $1,000 Insurance deduction and ~$160 Escrow fee), which I thought I would not be able to recover due to a limited time imposed by the Title Company Agreement. To the best of his knowledge, care, and kind personality, Nick helped me to get out from danger of losing $22,000 in Escrow plus contractor expenses ($10,500) if the roofing contractor was not found in time or did not meet the deadline. I would recommend Nick as a great realtor caring for his client and having a great personality, whose honesty, knowledge and sincere devotion to fulfill your goal would keep you safe and feel protected selling or buying you house.

I should have written this review a year ago! (So sorry Nick:) Reason being, I did not know how to put into words how heartfelt, happy and blessed I felt to have met Nick Dowling as a Realtor. My husband and I are originally from CA and wanted to move to the Black Hills. We knew nothing about South Dakota and had no family or friends there at all. We just needed help finding a place to get out of California as soon as possible! I had contacted multiple Realtors in South Dakota and NEVER got a response back. Finally one day, not too far from when I was reaching out to other Realtors, I got a response back from Nick Dowling! I was sooo happy. I probably e-mailed him back and forth a billion times to let him know how interested we were in Rapid City and South Dakota. Haha! However, he always responded back. I told him we were new to the area and had no relatives or friends and had never even been out to South Dakota before. Knowing all of this, he was still very interested and responsive to us and kept in touch. Most realtors would not even think about responding back at all. #1. Our house was not even up for sale. #2. We had never even visited South Dakota before. #3. Who knows, we might have flown out and decided that South Dakota was not for us. #4. The market was really A?hotA?! Why would they waste their time when they can make a quick buck with lots of people who have already sold their home and wanted to buy a home ASAP? Well, to make a long story short. We flew out to Rapid City. Nick went out of his way to greet us there and even showed us a few homes and told us places to visit. He made us feel very welcome to the area. He actually became our very first friend in Rapid City, South Dakota:) After experiencing a week in Rapid City and surrounding towns, we were able to make a decision. We knew we had found the right state and city to live in! So we immediately flew back to CA, found a realtor and put our house up for sale. Once we sold the home, we relocated our jobs, and rented a motel for two weeks so we could find our perfect home. The very next day Nick showed us three homes that we were interested in. The first two homes were not quite what we had expected, the third house we were very much interested in and it was going to be sold fast. However, Nick said A? before you decide on this house, I want you to take a look at this other home that is about to go up for sale. I think you are going to like the homeA?. So, knowing we might lose a little time on bidding for that home, we trusted Nick and followed him over to the house that he wanted us to see. Well, as soon as we drove up we could not believe our eyes! Nick had not only surprised us, but he had saved the very best house for last!!! I walked in and was shocked! It was a 1959 Ranch Style home, corner lot, over a 1/4 acre, third best street in Rapid City, beautiful area and a mostly all remodeled home. We were immediately sold!!! Right away Nick had given us contacts to get established into the area and also businesses to help us finish up a few final touches to our newly restored home. We were so blessed and grateful for Nick to find our dream home and in one day too! It is now our forever home! A year later, words cannot say as to how I feel about everything he has done for us. We are so happy to have met Nick. Til' this day he still checks in from time to time to see how we are doing. I also try to return a favor if I hear of any businesses that are available and can help him out as well. Nick has been a true blessing in our lives and will always be our very first friend in Rapid City! I highly recommend Nick Dowling as your Realtor. He listens to detail, is very responsive, honest, considerate and genuinely cares about his clients and tries to find exactly what they are looking for. I am sure you will find Nick to be a A?gemA? of a Realtor. I know he was a complete blessing to us and I will never forget all that he has done for us!:)
