Simply put: I do NOT recommend Matt Litwack as a seller's/listing agent.Matt sold my condo in Clayton, MO in April 2015. He got offers and closed quickly, but the process was absolutely horrible. He treated my home of nearly a decade as a piece of meat to be traded.For instance, he immediate jumped on the first offer we received and pushed me to accept it. I voiced my concern that the offer actually included Matt serving as Dual Agent (which I found out from reading the documents carefully; he did not disclose this), a practice which is not allowed in other states. He was proud to lower his commission; of course, this meant savings for me, but he would actually make more money by receiving commission from both the buyer and the seller. He also assured me that he could serve as an impartial agent and would not provide any details about me to the buyer or vice versa. Oddly, in the same conversation, he provided me with numerous details about the potential buyer: where they currently live, why they are interested in buying, etc. This made me very suspicious and the offer fell through (much to my relief).For the second and final offer, Matt's negotiation skills were poor. Through every step, he pushed me to do exactly what the buyers wanted - accept their counter offers, fix every single thing noted in the inspection report (even cosmetic repairs), give the buyers additional cash breaks, and more. He kept threatening that the deal would fall through unless I went along with what the buyers wanted. I felt taken advantage of, and never felt as though Matt advocated on my behalf.His communication was good, considering that I live in Boston and could not meet in person. At the same time, he was rude and coercive. In fact, his last text message to me said, "Can you at least admit some sort of relief/happiness?" Absolutely not, Matt. You treated me and my home horribly.Please note that I am intentionally writing my review online, as I am fairly confident that Matt will not take my disappointment and frustration into consideration if I emailed him directly. I already expressed my negative experience with him and he disregarded my opinions. Anyone selling their home should not hire Matt Litwack.
