ZillowVERIFIED Beware!!! If you live in the city, they really dont appear to understand the neighborhoods or how to price a property. For instance, they initially wanted to list my house for $499,900 to $524,900, which would have been tied as the most expensive in the neighborhood. I had to inform these aEURoeexpertsaEUR? of this fact and to redo the numbers. I also asked if they had clients looking for houses in the city at my price point. Dont take their word for it! This is a list it and hope someone else sells it group in my personal experience. They will do an open house, but dont expect them to bring any clients by.

He got offers and closed quickly, but the process was absolutely horrible. He treated my home of nearly a decade as a piece of meat to be traded. For instance, he immediate jumped on the first offer we received and pushed me to accept it. I voiced my concern that the offer actually included Matt serving as Dual Agent (which I found out from reading the documents carefully; he did not disclose this), a practice which is not allowed in other states. He was proud to lower his commission; of course, this meant savings for me, but he would actually make more money by receiving commission from both the buyer and the seller. He also assured me that he could serve as an impartial agent and would not provide any details about me to the buyer or vice versa. Oddly, in the same conversation, he provided me with numerous details about the potential buyer: where they currently live, why they are interested in buying, etc. This made me very suspicious and the offer fell through (much to my relief). For the second and final offer, Matt's negotiation skills were poor. Through every step, he pushed me to do exactly what the buyers wanted - accept their counter offers, fix every single thing noted in the inspection report (even cosmetic repairs), give the buyers additional cash breaks, and more. He kept threatening that the deal would fall through unless I went along with what the buyers wanted. I felt taken advantage of, and never felt as though Matt advocated on my behalf. His communication was good, considering that I live in Boston and could not meet in person. At the same time, he was rude and coercive. In fact, his last text message to me said, "Can you at least admit some sort of relief/happiness?" Absolutely not, Matt. You treated me and my home horribly. Please note that I am intentionally writing my review online, as I am fairly confident that Matt will not take my disappointment and frustration into consideration if I emailed him directly. I already expressed my negative experience with him and he disregarded my opinions. Anyone selling their home should not hire Matt Litwack.

We interviewed several agents, and the market was difficult at the time, so having an effective agent was important for us. We chose Matt from among several strong contenders. Matt made useful suggestions for preparing the home for sale in a tight market, and his suggestions were targeted to those that were necessary and cost effective. He worked hard to bring in potential buyers and was always available when needed. We sold our house quickly at a good price, and hiring Matt was a big part of the result. When a storm caused thousands of dollars of damage to the house two weeks before closing, Matt refused to let the problem derail the sale - we were able to close despite unfinished construction work. We had 4 days to find a house to buy, and after having several realtors recommended to us and interviewing them on the phone, we decided to go with Matt. His overall demeanor is "chill", which was nice to take the edge off of our first homebuying experience.We sent him a list of several properties that we found online, and he was quite happy to show them to us, in addition to some others that were similar to our stated desires. Basic transportation to houses is easy, but where Matt really showed his worth was in explaining neighborhoods to us, giving us realistic expectations of what we could expect for each neighborhood and what we can get for our budget, and showing us the ropes of a new city.We were also pleased that he was very willing to show us homes in areas that we asked to see, not just in areas that he thought we should see. This ended up being extremely useful to give us perspective on the house we eventually chose.When it came time to purchase the home, Matt was very helpful in explaining Missouri real estate rules and documents, and was very willing to work with us on purchasing the house remotely (we were in Boston at the time). He was our man on the spot for negotiations with the seller, walked through the house with the home inspector when we were not able to make it, let in inspectors, and kept an eye on the home for us until we arrived in St. Louis. To sum up, Matt is a very chill real estate agent that really did work with us to find what would make us happy. He made a first home-buying experience as stress free as it could be, introduced us to a new city, and was willing to do whatever needed to be done to expedite the closing, even when we couldnt be there. I will be recommending Matt to my friends, and using him to help sell our house when the time comes as well.
