130 shares of irrigation water! This generous amount of water comes with 230 acres of land which sits just off of highway 145. As you pull in the driveway you are greeted with the original farmhouse built in 1910. Out back lie numerous outbuildings including a 1600 square foot shop, large enough to store your equipment and still have room to work. As you continue down the lane you'll pass grain bins and one of two fenced stack yards. Just beyond the old wood cattle shoot are 190 acres of tillable land for farming. At the end of the lane and just beyond the second stack yard, you'll find yourself at the pond, settled in the middle of breathtaking views of the Lone Cone, San Juan and La Sal Mountains. The farmhouse has some updates including the kitchen with potential to make it your own.
