Take a look at this opportunity...two adjacent properties with two residences and a number of outbuildings sitting on ~83 acres set up to offer options for any buyer in a stunning and private location bordering 18,000+ acres of San Juan National Forest with amazing views of the La Plata and HD Mountains. These properties are situated only minutes from town and the amenities you need with year-round access by a county-maintained dead-end road, which only adds to the immense privacy. There is wildlife of all types that make their way through the fields down Ritter Canyon out of the mountains behind and it's truly a peaceful setting. There's more...the property even has Pine River Irrigation Water, with sufficient shares to water the lower acreage for pasture or any other agricultural need or hobby. Currently the owners have just used the ditch irrigation for the drip lines and sprinklers around the residences but a prior owner irrigated 17 acres of the lower parcel. There is a shared well for the two residences and a fully-enclosed pump house so everything is easy and turnkey. The home on 259 is extremely well kept and is purged with a site built addition in 2002 and offers 4 beds and 2 baths for a total of 2552 sqft of living space. The second residence is 2 bed and 2 bath with 1264 sqft. Both homes have large covered porches with windows and views. The variety of outbuildings will easily accommodate any toys, storage, playhouse, workshop, etc needs that you may have. Want to build a dream home, have a retreat for hunting or vacation, a family compound or multi-generational living...the options are here! This is simply one of those properties that you've got to see to appreciate. Call today for your private showing!
