Accessible riverfront property with amazing views. This is one of those lots that you drive by and wonder what it would be like to own something like it. The Arkansas River flows next to many properties along its path. Often, the bank of the river is difficult to get to due to steep terrain. Not this land! Every foot of river that touches this property is useable and easily accessible. The fishing at this spot is also extraordinary because of the river's width at this point. It is very calm water with pockets of rock and habitat that the Rainbow & Brown trout love. Although there is over 9 acres listed, much of that is across the highway and up the steep cliff. That is not as easily accessed as the nearly two acres by the river. It is ready to build on with a brand new drilled well, power pulled in, CDOT approved driveway, and new septic tank. A shower house is included in the sale. Perfect to use if you want this land as a weekend getaway in your camper, or to use while you build. The surrounding views are landscaped in the massive rock formations. The eagles soar around the sky and other wildlife meander the property at their leisure. It is a special spot if you are looking for a beautiful waterfront property.
