This property offers an opportunity to set up a primary residence, upstate getaway, or long/short term rental investment. Set on just over 3 acres on a town maintained road, the southerly views from the home cross pristine agricultural fields, the Little Elk Creek Valley, and out over distant rolling hillsides. A wide gravel driveway ushers you up to the 1997 singlewide manufactured home. Inside, the 14x72 foot home offers 3 bedrooms and 2 full bathrooms. From the front entry, a large living room connects into the spacious eat-in kitchen with laundry nook. The west wing presents the primary bedroom with double doors opening to the en-suite primary bath. The other end of the home offers 2 more bedrooms and another full bath. With just a small amount of attention to new flooring, and maybe a coat of paint or personal interior design choices, this home is ready for new owners. A storage shed is the ideal place for the lawnmower and gardening supplies (the sun exposure here is amazing). Behind the house, the land rises gently through some underbrush, and then opens up into a delightful sloped hillside populated by towering pines, and there are some potentially amazing trail/camping sites at the base of the hillside ensconsed within the trees. The location is appealing as well - just 20 minutes to Cooperstown, Just about 10 minutes to both Schenevus and Worcester (and the I-88 corrdor), 30 minutes to Oneonta or Cobleskill - and for the investors, 25 minutes to Dreams Park, 35 to All-Star Village, and a touch over 3 hours to metro NY.
