Philomath, OR Housing Market & City Data

I've watched Philomath grow from a town you mostly drove through on your way to the Oregon Coast into a place where you might actually stop, have lunch, grab a local brew and spend a little time. It still has that small-town feel, but there is a cute, increasingly lively vibe to it now. Local restaurants and businesses have given the downtown more personality, while you're still just minutes from Corvallis and Oregon State University. I think that's one of Philomath's biggest advantages—it works really well as a bedroom community for someone who wants easy access to Corvallis but doesn't necessarily want to live right in Corvallis. Pros: Small-town atmosphere, close to Corvallis and OSU, a mix of established neighborhoods and newer construction, access to larger rural properties nearby, easy access toward the Coast and Marys Peak ( a must see for the views!) and a downtown that has become much more fun to stop and spend time in. Cons: It's definitely growing, and with growth comes more traffic and development. Highway 20/Main Street can get busy, especially with Coast traffic, and you're still going into Corvallis for some of your larger shopping, medical and entertainment needs. Housing choices can also feel limited simply because Philomath isn't a very large community. For me, Philomath has become one of those towns that pleasantly surprises people. It isn't just the place you pass through anymore—and I think that's exactly what makes it worth considering.
