I sell in Lecanto and across Citrus County, so here is the version I give clients rather than the brochure one. Lecanto sits in the middle of Citrus County, and that is mostly why people buy here. Crystal River, Inverness, and the coast are all a short drive, and you are not paying waterfront money to reach them. Buyers who want land keep working their way to this part of the county. Land is what Lecanto does, and land asks different questions than a house does. Zoning decides whether you get the barn, the shop, or the animals. An easement that looks fine on the plat can be a headache on the ground, so walk it. Well and septic are common out here, and the age of both belongs in your budget before closing, not after. Sellers with acreage make the same mistake over and over. They market the house and forget the parcel, when the buyer is often shopping the land first. Do the parcel homework and central Citrus holds up well. By Kevin Neely, Florida real estate license SL3518624.
