People ask me about Leander all the time. I've been selling homes around here since 2007, and I live right next door in Cedar Park. So, here's my honest take. First thing to know: Leander is growing fast. But it's not out of control. It topped Austin's northern suburbs in 2026 with the fastest-growth ranking. Back in February, the median sale price was $451,210 with about six months of supply. That's a balanced market. Buyers have some room to negotiate. Sellers who price it right still sell. Nobody's getting steamrolled. Now the fun part. There's a lot being built. The big one is Northline. It's a nearly $1 billion, 116-acre project with shops, restaurants and homes all mixed. Picture a walkable town center right by the rail station. People are excited about it. And it's not just shopping. Jobs are moving in too. There's the 50-acre Leander Tech Park and a 115-acre business park from Titan Development. That matters. When jobs come to town, home values tend to hold up. Schools are usually the next question. I serve on Leander ISD committees, so I keep a close eye here. The district keeps building to keep up. A new Early Childhood Center for about 600 pre-K kids is wrapping up in 2026. Another elementary is in the works on Travisso Parkway. And BASIS Leander, a free K-12 charter school, is out on FM 2243. Shopping used to mean a trip to Cedar Park. Not anymore. A new Home Depot opened in April 2026 off 183A. Sprouts is bringing a 25,000-square-foot store to town. Pinthouse Pizza and Handel's Ice Cream incoming as well. Want to get outside? Southwest Regional Park is getting a new track and turf. Devine Lake Park and Benbrook Ranch Park are great for walks and lazy weekends. Getting around is easy. The 183A toll road gets you toward Austin, and the CapMetro rail station is a real perk if you work downtown. I won't pretend 183 is fun at rush hour, though. I tell every buyer to drive their commute before they write an offer. A couple more honest things. All this growth means construction and traffic for a while. And some newer neighborhoods have MUD taxes, so your tax rate can swing a lot from one street to the next. I always pull the exact rate before anyone falls in love with a house. So who's Leander a good fit for? First-time buyers who want more house for the money. Families moving up who want newer schools. Folks who are relocating want some space but still need to get into Austin. Bottom line, Leander still feels like a small town. It just finally has the stuff people need. If you're thinking about a move, give me a call. I'd love to show you around. Cyndi Bell, Broker Associate, Realty Texas | Live Central Texas
