I sell in Homosassa and across Citrus County, so here is the version I give clients rather than the brochure one. Homosassa is a river town, and the market splits cleanly between property with water access and property without. Both are worth owning, but they are not the same purchase and they should not be shopped the same way. On the water, the questions are the ones that decide value: canal depth, whether you pass under anything on the way out, seawall condition, and what flood coverage actually costs on that specific parcel. I want those answers before a client gets attached. Off the water, you are usually looking at well and septic, larger lots, and older construction. That is a good value story if the roof and the systems check out, and an expensive one if they do not. Homosassa rewards patience. Inventory that fits a specific brief does not appear weekly, and buyers who move fast on the right one tend to do well. By Kevin Neely, Florida real estate license SL3518624.
