I've lived in the Phoenix Metro area since 1991 and have worked in Arizona real estate since 2004, so I've had many years to see how **Fountain Hills, Arizona** fits into the broader Scottsdale and East Valley real estate market. For buyers relocating to Fountain Hills, the biggest thing to understand is that this community offers a very different lifestyle from Gilbert, Chandler, Scottsdale or central Phoenix. Fountain Hills is smaller, quieter and more scenic, with a strong emphasis on **mountain views, desert surroundings, golf, outdoor recreation and a relaxed residential atmosphere**. The town has a population of roughly 24,000 residents and sits at a higher elevation than much of the Phoenix area. It is bordered by Scottsdale, the McDowell Mountains, McDowell Mountain Regional Park, the Fort McDowell Yavapai Nation and the Salt River Pima-Maricopa Indian Community. ### What I like most about Fountain Hills The setting is one of the biggest attractions. Fountain Hills is surrounded by dramatic Sonoran Desert scenery and the McDowell Mountains, giving many neighborhoods beautiful mountain, desert and city-light views. The community was originally master planned beginning in 1970, and its natural setting remains one of its defining characteristics. The town specifically highlights hiking, biking, golf and other outdoor activities as major lifestyle advantages. Of course, the landmark everyone associates with Fountain Hills is the **fountain at Fountain Park**. The park has become an Arizona icon and serves as a central gathering place for residents and visitors. The town maintains five developed parks covering 119 acres, along with trail access from the Golden Eagle and Adero Canyon trailheads into the McDowell Mountains. ### The pros of living in Fountain Hills **The views can be exceptional.** Depending on the property, buyers may have mountain, desert, fountain, golf-course or city-light views. **It has a quieter, less congested feel.** Fountain Hills is attractive to buyers who want to be near Scottsdale without living in the middle of a larger urban environment. **Outdoor recreation is outstanding.** Hiking, biking, golf and desert recreation are major parts of the lifestyle, and there is significant open space surrounding the town. **The housing options are diverse.** Buyers can find condos and townhomes, traditional single-family homes, golf properties, hillside homes, gated communities and substantial custom and luxury residences. **Fountain Hills is close to Scottsdale.** The town's current community profile estimates Scottsdale at about a 15-minute drive and Phoenix Sky Harbor International Airport at roughly 28 minutes, although actual travel times naturally depend on traffic and the exact property location. **The community feels distinctive.** Fountain Hills has public art, local events, the Avenue of the Fountains and a recognizable small-town identity that many relocating buyers find appealing. The town reports more than 150 pieces of publicly displayed art. ### What are the potential downsides? The qualities that make Fountain Hills appealing can also create tradeoffs. **It is more removed from some major employment areas.** If you work daily in Downtown Phoenix, Chandler, Tempe or parts of the West Valley, your commute may be significantly longer than it would be from a more centrally located community. **There are fewer major shopping and entertainment options inside Fountain Hills itself.** Scottsdale and surrounding communities provide extensive choices, but buyers who want large shopping districts, nightlife or major employment centers immediately nearby may prefer a different location. **Topography matters more here than in many Valley communities.** Fountain Hills has significant elevation changes, hillside streets and sloped lots. That can create spectacular views, but buyers should carefully evaluate driveway grades, retaining walls, drainage, hillside construction and accessibility. **Views can significantly affect pricing.** Two homes with similar square footage may have very different values because of elevation, orientation, privacy or unobstructed mountain and city-light views. **Some homes are older.** As in many established Arizona communities, buyers should pay close attention to HVAC systems, roofs, plumbing, electrical systems, pools, windows and previous remodeling. **Arizona summer heat is still Arizona summer heat.** Although Fountain Hills is somewhat higher in elevation than Phoenix, buyers should still evaluate shade, home orientation, air-conditioning efficiency, insulation and outdoor living areas carefully. ### My advice to buyers moving to Fountain Hills In Fountain Hills, I would pay just as much attention to the **lot and location as the house itself**. A property with an exceptional view, desirable elevation, privacy or open-space backing can offer a completely different living experience from another home only a few streets away. I recommend visiting potential neighborhoods at several times of day. Look at how steep the streets are, what surrounds the property, whether views could potentially be affected by future construction, and how long it takes to reach Scottsdale, shopping, healthcare and your workplace. For hillside or custom properties, I would also investigate drainage, retaining structures, access, lot characteristics, construction quality and any HOA or architectural restrictions before purchasing. ### Who is Fountain Hills especially good for? In my experience, Fountain Hills can be particularly attractive to **luxury buyers, retirees, second-home buyers, golfers, outdoor enthusiasts, downsizers and people relocating to Arizona who want a quieter desert lifestyle without being too far from Scottsdale**. It can also be an excellent alternative for a buyer considering North Scottsdale. Depending on budget and property type, Fountain Hills may offer compelling opportunities for buyers who prioritize **views, privacy and desert surroundings**. After more than **22 years in Arizona real estate**, I've learned that Fountain Hills is a community you really need to experience in person. Online photos can show you the house, but they cannot fully communicate the elevation, views, neighborhood feel or surrounding landscape. My goal is to help buyers understand not only **what a Fountain Hills home costs, but why one property may represent better value than another based on its location, lot, views, condition and long-term appeal**. **Christian Bissing, Associate Broker & Realtor®** **BissingRealEstate.com** **Phoenix Metro resident since 1991 | Arizona real estate professional since 2004 | Serving Fountain Hills, Scottsdale, Paradise Valley, Gilbert and the greater Phoenix Metro area**
