Fort Myers Beach has always been one of those special places in Southwest Florida. Beautiful beaches, incredible sunsets, boating, waterfront restaurants, and that laid-back beach town atmosphere that people come to Florida to enjoy. Located on Estero Island, Fort Myers Beach has about seven miles of beautiful sandy beaches, and one of the things I really like is how different the island feels depending on where you are. The northern end near Times Square has traditionally been the heart of the action. Restaurants, entertainment, live music, shopping, and people enjoying the beach. As you head south, things generally become more residential and quieter, with beachfront condos, homes, and some beautiful views of the Gulf. If you enjoy boating and fishing, there's a lot to love here too. With access to Estero Bay, the Gulf, nearby islands, and waterfront restaurants, it's a pretty incredible lifestyle. But we also need to talk about Hurricane Ian. In September 2022, Fort Myers Beach was devastated by the hurricane, and the island has been going through a tremendous rebuilding process ever since. It's been difficult watching what happened to so many homes, businesses, and families. But it's also been exciting to see restaurants reopening, new development, and people working to bring the island back. Projects like Margaritaville Beach Resort have brought new energy to the area, and there's still a lot of rebuilding and redevelopment happening. I think the next several years are going to be really interesting for Fort Myers Beach. One thing I hope we don't lose through all this redevelopment is the character that made Fort Myers Beach so special in the first place. The small local restaurants, beach bars, live music, and that relaxed Old Florida feeling. Now, if you're considering buying property here, there are definitely some things I would want you to understand. First, insurance and flood risk are a big deal. This is a barrier island, and the cost of insuring a property, its elevation, construction, and storm protection can make a huge difference in your overall expenses. Second, if you're considering a condo, really take the time to understand the association's financial condition, reserves, insurance, inspections, and any current or potential special assessments. Especially with everything these buildings have been through since the hurricane. Third, if you're considering purchasing a vacation rental, don't automatically assume you can rent it out whenever you want. Rental restrictions vary depending on the property, association, and local regulations. I'd also want to look closely at actual rental income and expenses before making an investment decision. And let's talk about traffic! Fort Myers Beach is an island, and during our busy winter season, getting on and off can take some patience. That's just part of living in a popular beach destination. One thing I find interesting about the real estate market here is how much it varies from property to property. You have older homes, vacant lots, newly constructed elevated homes, beachfront condos, and properties that have been completely renovated since Ian. That makes understanding the individual property and its history especially important. I would want to know about previous storm damage, permits, repairs, elevation, and what insurance is actually going to cost before getting too far into a purchase. I also think Fort Myers Beach offers something you don't find everywhere. The ability to walk out your door, put your feet in the sand, enjoy a beautiful sunset, and have restaurants and entertainment nearby. And for people who prefer a quieter beach experience, the southern end of the island and nearby Lovers Key offer a completely different atmosphere from the busier Times Square area. My advice to anyone considering buying on Fort Myers Beach would be to spend time exploring the island, understand the costs and risks of owning coastal property, and really think about how you plan to use the home. Is it going to be your primary residence, a second home, or an investment property? Each comes with different things to consider. Fort Myers Beach has been through an incredible amount of change, and there's still a lot of work ahead. But the beaches, sunsets, boating, and natural beauty that attracted people here in the first place are still there. I'm excited to see what the future holds for Fort Myers Beach, and I really hope the island continues to rebuild while keeping the personality and charm that made so many people fall in love with it.

Fort Myers Beach is known for its beautiful white sand stretching 7 miles long across the west coast of Florida. Beautiful homes, condos, and resorts sit on the coast. Fort Myers beach is definitely one of the more touristy beaches. This beach town offers endless amounts of water activities such as kayaking, jet-skiing, and private boat tours. If you are not looking to take a dip in the water the fishing pier offers a great fishing spot and the best place for dolphin sightings. No matter the time of day, if you are looking for a meal, dessert, or a drink the endless amounts of restaurants, bars, and dessert shops will take care of your needs. The island is a bit more secluded from the rest of Fort Myers. The bridge that connects the city of Fort Myers to the island at times can be tricky to pass, but if you are looking for a bit more seclusion from the rest of the town here is a fun place to check out.
