Direct access, canal access, and water view are three different things that get described with the same word in listings, and the price difference between them is substantial. Get clear on which one you are actually buying. Flood insurance belongs in your first conversation, not your last. On the water in Citrus County it is a real number, it varies parcel to parcel, and it is knowable up front. For sellers, documentation is what protects the price here. A current elevation certificate, seawall and dock permits, and a clean maintenance record answer the questions that otherwise become price reductions during inspection. Crystal River also carries a visitor economy, which shapes both demand and what you can do with a property. Ask about that before you assume a rental plan works. Crystal River, a city in Citrus County, Florida, had a population of 3,396 in the 2020 census, up from 3,108 in 2010. It is part of the Homosassa Springs, Florida Metropolitan Statistical Area. Incorporated in 1903, Crystal River proudly calls itself the "Home of the Manatee." The nearby Crystal River Preserve State Park and the Crystal River Archaeological State Park on the city's northwest side add to its attractions. Located at the heart of Florida's Nature Coast, Crystal River is centered around Kings Bay, a spring-fed body of water that maintains a constant temperature of 72 °F (22 °C) year-round. Kings Bay is fed by a cluster of 50 springs, designated as a first-magnitude system, which discharges over 100 cubic feet of water per second, approximately 64 million gallons daily. This makes the Crystal River Springs group the second-largest in Florida, following Wakulla Springs in Wakulla County near Tallahassee. Kings Bay can host over 400 manatees during the winter when Gulf of Mexico waters cool, making it the only place in the United States where people can legally interact with manatees in their natural habitat without it being considered harassment by law enforcement. Tourism focused on manatee watching and swimming is the fastest-growing sector of the local economy. In 2005, a movement to dissolve the city was unsuccessful, and since then, the city has expanded through annexation.

Crystal River is an amazing place to visit! However, if you aren't looking to purchase a waterfront home, I wouldn't buy a home here. Most of Crystal River is in a flood zone and will require flood insurance. It is an awesome place for recreation though! The water ways are amazing for boating, fishing, and manatee viewing in the winters. I frequent there on weekends! There are great restaurants too.
