As a Realtor® having served in the San Bernardino Mountains, I've watched Crestline emerge as one of Southern California's most accessible gateways to alpine living, offering breathtaking views and pine-scented air at prices significantly below neighboring Lake Arrowhead. Perched at 4,600 feet just 15 minutes from Lake Arrowhead Village, this unincorporated community delivers authentic mountain charm with a laid-back vibe, where you'll find historic log cabins, artist studios, and local hangouts like the Crestline Cafe. The housing market here provides exceptional value, with cozy 800 sq ft cabins starting around $300,000 and larger 3-bedroom homes with panoramic lake views typically priced 30-40% less than comparable properties in Arrowhead. What makes Crestline special is its balance of seclusion and convenience "“ residents enjoy easy access to Lake Gregory's swimming beaches and fishing docks (open to the public, unlike Arrowhead's private lake), while still being just 10 minutes from Arrowhead's upscale amenities. The town's artistic spirit shines through its monthly Crestline Art Walks and the thriving music scene at the Log Cabin tavern. Outdoor enthusiasts love the proximity to hiking trails like the Heart Rock Trail and Snow Valley Ski Resort (just 20 minutes away), while families appreciate the tight-knit community centered around Crestline Elementary School. Recent infrastructure upgrades, including improved internet service and road maintenance, have made the area increasingly popular with remote workers. While winters bring occasional snow (enough for sledding but rarely disruptive), the moderate summer temperatures (rarely exceeding 85°F) make it ideal for escaping the valley heat. For buyers seeking mountain living without the premium price tag of Lake Arrowhead, Crestline represents one of Southern California's best values "“ a place where you can own a piece of the pines, enjoy four distinct seasons, and still be within 90 minutes of downtown Los Angeles. Having helped numerous clients navigate this market, I always recommend exploring different neighborhoods "“ from the lake-close Lower Crestline to the more secluded Upper Crestline areas "“ to find the perfect balance of privacy and accessibility.

I moved to the San Bernardino Mountain community of Crestline in 1982 and have loved living here. The great thing about the community is you have a small town feel but you are close to everything. Less then 30 minutes to the closest ski resort, 90 minutes from Palm Springs. Less then two hours from LA or the Orange County communities. We really have it all. The people are very friendly and everyone is very helpful. Plus we get all four seasons up here.

About these neighborhood estimates

Prices and counts describe active listings returned by the provider, excluding coming-soon and nearby search results. They are asking prices, not sold prices, and may not include every home for sale.

Nearby-school grades are FastExpert estimates from the average available ratings of unique public schools returned for sampled neighborhood properties. A: 8–10; B: 6–under 8; C: 4–under 6; D: 2–under 4; F: 1–under 2. Unrated schools are excluded. Nearby schools may not be assigned to a specific address.

Photos show identified local landmarks. Five neighborhoods are shown, ordered by property count. Median asking price breaks a tie.
